Building/Design process....confused!

Hi, I'm looking to do some work to change the layout of a property which I've just bought which will involve removing some structural walls and building internal walls elsewhere. I'd also like to employ an interior designer to help me get the spacial planning/colours etc right in what will be open plan spaces. I am, however, completely confused as to which process I should follow. I have a builder in mind, but I'm not sure who comes first, the architect, the builder or the interior designer? does the interior designer help plan the space first and then the architect draw up the plans? Do I need an architect or can the builder work off the interior designer's plans? Do I need planning permission for internal changes when removing structural walls? Do I need a structural expert to make sure that the structural walls actually can be removed? I know each project if different, but is anyone able the shed some light on this for me? Thanks.

I disagree that you definitely need planning permission. If the changes are interior layout only you probably don't. Check out the government planning portal for guidance. Even if there are exterior changes, some can be done under the permitted development rules. Building regs is a different matter tho.

Hi Clara,

If you use an architectural interior designer, you may not even need an architect for this type of project as they can advise on space planning and moving walls etc and will work with a structural engineer to check regarding anything structural. This approach would save you money and make for a more streamlined process.

You don't need planning permission for internal changes but, if your property is listed, you may need listed buildings consent.

Choosing an Interior Designer If you are thinking of working with an interior designer, be aware that the relationship is, by its very nature, intimate. Given this, you reap immeasurable benefits when you take some time upfront to consider just what it is you want from this person you're about to invite into your life. As with any relationship, clear communication can go a long way to alleviating any misunderstandings. Here are a few questions to ask yourself, questions to ask prospective designers, and some hard-won tips we've picked up along the way. Assess Your Work Style Before you pick up the phone and start calling prospects, spend a few moments thinking carefully about your preferred method of working. This little bit of soul searching will go a long way to ensuring you hire the right person, and will help to lay a solid foundation for a successful working relationship. For starters, think carefully about your answer to these questions: At what level do you want to be involved in the creative process? Do you want to be consulted on the nitty-gritty, day-to-day details, or are you more interested in big picture issues? Similarly, at what level do you want to be involved in the product research? Are you looking for comprehensive, "soup to nuts" guidance, or do you consider yourself design-savvy and only in need of assistance with color, space planning and resources? Are you a visual person or a tactile person? Will you be satisfied with a designer showing you photos of products, or do you prefer to see and feel everything before deciding whether it is right for you? Do you prefer to be shown many options or fewer? Are you open to the input of others? Are you able to make choices with confidence, or do you tend to vacillate? What are your expectations in terms of a timeline Determine the Scope of Your Project The scope of a project to some extent dictates the qualifications and experience required of the interior designer you are hiring. If you are building a new home or addition, or undertaking a major renovation to existing space, you are likely already working with an architect. This is good. Architects and designers often work in concert, balancing the aesthetics of the home's structure, or "bones," with the interior furnishings and finishes. You may want to get your architect involved in the selection of the interior designer—whether it's recommending someone he or she has already worked with, or using one of the interior designers the firm may have on staff. If you're redecorating a single room or have a limited budget for a space that does not require structural change, you may not need an interior designer at all. You may be happy hiring a specialist, such as a color consultant, who can work with your existing furnishings and help you revamp the space with new paint color and fabric selections.

Braucht man Smart Home wirklich?!

Häuser sind heute smart, weil die digitale Evolution es ermöglicht und diese ganze Branche ist in einem starken Aufwind, weil die Produkte einen Nutzen für den Anwender bieten. Für bestimmte Nutzer kann ein Smart Home die Lebensqualität massiv steigern. So ermöglicht ein Smart Home heute zum Beispiel, dass Senioren länger selbstbestimmt zuhause leben können oder körperlich beeinträchtigte Menschen den Alltag erleichtert bekommen. Auch das Gefühl der Sicherheit kann gesteigert werden und vieles mehr. Der Nutzen ist je nach Nutzer komplett unterschiedlich. Für viele Anwender ist es auch einfach Luxus. Smart Home ist leider auch ein Buzz-Wort geworden. Viele Hersteller bieten smarte Einzelprodukte an, die nur untereinander als ein System funktionieren. Interessanter ist es allerdings, wenn eine offene Systemarchitektur die technologische Basis bietet, da diese eine ganzheitliche Einbindung aller digitalen und auch analogen Geräte im Haus ermöglichen. Damit lassen sich dann sehr komplexe Szenen umsetzen und wirkliche Mehrwerte bieten. Für Personen mit einem erhöhten Sicherheitsbedürfnis ist ein Smart Home eine ganz wunderbare Sache. Dabei meine ich nicht nur das Sicherheitsempfinden in den eigenen vier Wänden, das durch diverse Technologien extrem gesteigert werden kann (z.B. durch den Einsatz einer Schutzmatrix), sondern auch das Sicherheitsempfinden, wenn man mehr als einen Wohnsitz hat. Zweifellos kommen eine Menge smarte Produkte auf den Markt, die ich selbst auch als überflüssig empfinde, aber für Nutzer mit einem gehobenen Anspruch kann ein Smart Home die Lebensqualität enorm steigern, wenn es eben mit den richtigen Komponenten umgesetzt wurde. Die Hysterie um das Hacken eines Smart Homes halte ich für unbegründet. Wir haben bereits hunderte Smart Homes umgesetzt und keiner dieser Eigentümer wurde gehacked oder auch nur zum Angriffsziel. Eine absolute Sicherheit wird es niemals geben aber man kann es Angreifern / Einbrechern deutlich erschweren Zutritt in die eigenen vier Wände zu erlangen. Einerseits erinnert mich die Treppenkonstruktion an ein Ameisenhaus, das durch seine fleißigen unterirdischen Bewohner nach allen schlauen Naturgesetzen gebaut wurde. Aber andererseits lässt das Zusammenspiel von Formen, Farben und Licht das Innere des Hauses so futuristisch, beinahe außerirdisch erscheinen. Und auch wenn die Gesamtlänge der Treppe sich bestimmt in Kilometern ausmessen lässt, ist das trotzdem eine präzise Millimeterarbeit. Herzlichen Glückwunsch und danke für die Fotos!

Booking people ahead of schedule helps too - ie don’t expect good trades to be available at the drop of a hat - most are booked up weeks ( or even months ) ahead !
Sounds like you need a Concept Planner, or interior Designer who does space planning, and a Structural Engineer - lots of our clients give their builders the drawings a copy of what we produce, to show them what they want the finished project to look like ... click on my name or icon to see past projects on our Houzz Pro Page to see what I mean !

Hi Clara, you will definitely need planning permission to do any building work be it minor alterations or major renovations. Depending on the position and conditions of the site and the structural changes you plan on making you might need a structural engineers approval on the plans. However this is wholly depending on the extent of the structural changes so I will need a little more information.

As for the planning stages, your builder will need a plan from which to quote and build so you could have him on stand by so that he knows to allow for your work in his diary while the plans are being drawn up. If you use a qualified interior designer they can also draw plans to a certain size and most architects also do interior design as a add on to their service so it is completely up to you and your preferences, you could make use of one or both.

Your project stages would be as follows:

1- Meeting with designer / architect to discuss your needs, the builder can be present here.

2- They will present you with a concept design based on this meeting

3- Once the concept has been approved they will prepare a set of plans for planning permission and construction.

4- Plans submission for approval and issue to the builder for costing as well as the engineer if needed.

5- Upon approval of the plans site work can commence and the designer / architect will do periodic site visits to ensure all work gets carried out to plan. (This service is normally optional so you could choose to manage the building work yourself)

6- Prior to final hand over the designer will come in and prepare a snag list to eliminate any minor mistakes (If you manage the building work yourself this won't be done by the architect or designer)

7- Completion and move in.

As confusing as the whole process is, I hope I've shed some light on your questions.

Hi Clara,

I would suggest that you start with an interior designer and have it 'design led'

The designer will produce a specific layout plan for your furniture, followed by an electrical plan for your important lighting layouts. These layouts will help and dictate the correct position for semi or full wall openings/removal.

A structural engineer is requisite, and planning if your house is listed.

You may not need an architect but your designer can advise on this if the reorganisation is anything other than internal.
