Conceived as a remodel and addition, the final design iteration for this home is uniquely multifaceted. Structural considerations required a more extensive tear down, however the clients wanted the entire remodel design kept intact, essentially recreating much of the existing home. The overall floor plan design centers on maximizing the views, while extensive glazing is carefully placed to frame and enhance them. The residence opens up to the outdoor living and views from multiple spaces and visually connects interior spaces in the inner court. The client, who also specializes in residential interiors, had a vision of ‘transitional’ style for the home, marrying clean and contemporary elements with touches of antique charm. Energy efficient materials along with reclaimed architectural wood details were seamlessly integrated, adding sustainable design elements to this transitional design. The architect and client collaboration strived to achieve modern, clean spaces playfully interjecting rustic elements throughout the home. Our clients wanted to replace an existing suburban home with a modern house at the same Lexington address where they had lived for years. The structure the clients envisioned would complement their lives and integrate the interior of the home with the natural environment of their generous property. The sleek, angular home is still a respectful neighbor, especially in the evening, when warm light emanates from the expansive transparencies used to open the house to its surroundings. The home re-envisions the suburban neighborhood in which it stands, balancing relationship to the neighborhood with an updated aesthetic. The floor plan is arranged in a “T” shape which includes a two-story wing consisting of individual studies and bedrooms and a single-story common area. The two-story section is arranged with great fluidity between interior and exterior spaces and features generous exterior balconies. A staircase beautifully encased in glass stands as the linchpin between the two areas. The spacious, single-story common area extends from the stairwell and includes a living room and kitchen. A recessed wooden ceiling defines the living room area within the open plan space. Separating common from private spaces has served our clients well. As luck would have it, construction on the house was just finishing up as we entered the Covid lockdown of 2020. Since the studies in the two-story wing were physically and acoustically separate, zoom calls for work could carry on uninterrupted while life happened in the kitchen and living room spaces. The expansive panes of glass, outdoor balconies, and a broad deck along the living room provided our clients with a structured sense of continuity in their lives without compromising their commitment to aesthetically smart and beautiful design.

The Tice Residences replace a run-down and aging duplex with two separate, modern, Santa Barbara homes. Although the unique creek-side site (which the client’s original home looked toward across a small ravine) proposed significant challenges, the clients were certain they wanted to live on the lush “Riviera” hillside. The challenges presented were ultimately overcome through a thorough and careful study of site conditions. With an extremely efficient use of space and strategic placement of windows and decks, privacy is maintained while affording expansive views from each home to the creek, downtown Santa Barbara and Pacific Ocean beyond. Both homes appear to have far more openness than their compact lots afford. The solution strikes a balance between enclosure and openness. Walls and landscape elements divide and protect two private domains, and are in turn, carefully penetrated to reveal views. Both homes are variations on one consistent theme: elegant composition of contemporary, “warm” materials; strong roof planes punctuated by vertical masses; and floating decks. The project forms an intimate connection with its setting by using site-excavated stone, terracing landscape planters with native plantings, and utilizing the shade provided by its ancient Riviera Oak trees. 2012 AIA Santa Barbara Chapter Merit Award Jim Bartsch Photography

The three-level Mediterranean revival home started as a 1930s summer cottage that expanded downward and upward over time. We used a clean, crisp white wall plaster with bronze hardware throughout the interiors to give the house continuity. A neutral color palette and minimalist furnishings create a sense of calm restraint. Subtle and nuanced textures and variations in tints add visual interest. The stair risers from the living room to the primary suite are hand-painted terra cotta tile in gray and off-white. We used the same tile resource in the kitchen for the island's toe kick.
