The goal of this project was to build a house that would be energy efficient using materials that were both economical and environmentally conscious. Due to the extremely cold winter weather conditions in the Catskills, insulating the house was a primary concern. The main structure of the house is a timber frame from an nineteenth century barn that has been restored and raised on this new site. The entirety of this frame has then been wrapped in SIPs (structural insulated panels), both walls and the roof. The house is slab on grade, insulated from below. The concrete slab was poured with a radiant heating system inside and the top of the slab was polished and left exposed as the flooring surface. Fiberglass windows with an extremely high R-value were chosen for their green properties. Care was also taken during construction to make all of the joints between the SIPs panels and around window and door openings as airtight as possible. The fact that the house is so airtight along with the high overall insulatory value achieved from the insulated slab, SIPs panels, and windows make the house very energy efficient. The house utilizes an air exchanger, a device that brings fresh air in from outside without loosing heat and circulates the air within the house to move warmer air down from the second floor. Other green materials in the home include reclaimed barn wood used for the floor and ceiling of the second floor, reclaimed wood stairs and bathroom vanity, and an on-demand hot water/boiler system. The exterior of the house is clad in black corrugated aluminum with an aluminum standing seam roof. Because of the extremely cold winter temperatures windows are used discerningly, the three largest windows are on the first floor providing the main living areas with a majestic view of the Catskill mountains.

The interpretation of experiencing life at the beach in all its forms has been manifested in tangible spaces and places through the design of pavilions, courtyards and outdoor rooms. Architecture Saville Isaacs https://www.architecturesavilleisaacs.com.au/ A progression of pavilions and courtyards are strung off a circulation spine/breezeway, from street to beach: entry/car court; grassed west courtyard (existing tree); games pavilion; sand+fire courtyard (=sheltered heart); living pavilion; operable verandah; beach. The interiors reinforce architectural design principles and place-making, allowing every space to be utilised to its optimum. The house is designed to maximise the spectacular Avoca beachfront location with a variety of indoor and outdoor rooms in which to experience different aspects of beachside living. Client brief: home to accommodate a small family yet expandable to accommodate multiple guest configurations, varying levels of privacy, scale and interaction. A home which responds to its environment both functionally and aesthetically, with a preference for raw, natural and robust materials. Maximise connection – visual and physical – to beach. The response was a series of operable spaces relating in succession, maintaining focus/connection, to the beach. The public spaces have been designed as series of indoor/outdoor pavilions. Courtyards treated as outdoor rooms, creating ambiguity and blurring the distinction between inside and out. A progression of pavilions and courtyards are strung off circulation spine/breezeway, from street to beach: entry/car court; grassed west courtyard (existing tree); games pavilion; sand+fire courtyard (=sheltered heart); living pavilion; operable verandah; beach. Verandah is final transition space to beach: enclosable in winter; completely open in summer. This project seeks to demonstrates that focusing on the interrelationship with the surrounding environment, the volumetric quality and light enhanced sculpted open spaces, as well as the tactile quality of the materials, there is no need to showcase expensive finishes and create aesthetic gymnastics. The design avoids fashion and instead works with the timeless elements of materiality, space, volume and light, seeking to achieve a sense of calm, peace and tranquillity. Architecture Saville Isaacs https://www.architecturesavilleisaacs.com.au/ Focus is on the tactile quality of the materials: a consistent palette of concrete, raw recycled grey ironbark, steel and natural stone. Materials selections are raw, robust, low maintenance and recyclable. Light, natural and artificial, is used to sculpt the space and accentuate textural qualities of materials. Passive climatic design strategies (orientation, winter solar penetration, screening/shading, thermal mass and cross ventilation) result in stable indoor temperatures, requiring minimal use of heating and cooling. Both bore and rainwater are harvested for reuse. Low VOC and non-toxic materials and finishes, hydronic floor heating and ventilation ensure a healthy indoor environment. Project was the outcome of extensive collaboration with client, specialist consultants (including coastal erosion) and the builder. The interpretation of experiencing life by the sea in all its forms has been manifested in tangible spaces and places through the design of the pavilions, courtyards and outdoor rooms. のどかな田園風景の中に建つ、古民家などに見られる土間空間を、現代風に生活の一部に取り込んだ住まいです。 本来土間とは、屋外からの入口である玄関的な要素と、作業場・炊事場などの空間で、いずれも土足で使う空間でした。 そして、今の日本の住まいの大半は、玄関で靴を脱ぎ、玄関ホール/廊下を通り、各部屋へアクセス。という動線が一般的な空間構成となりました。 今回の計画では、”玄関ホール/廊下”を現代の土間と置き換える事、そして、土間を大々的に一つの生活空間として捉える事で、土間という要素を現代の生活に違和感無く取り込めるのではないかと考えました。 土間は、玄関からキッチン・ダイニングまでフラットに繋がり、内なのに外のような、曖昧な領域の中で空間を連続的に繋げていきます。また、”廊下”という住まいの中での緩衝帯を失くし、土間・キッチン・ダイニング・リビングを田の字型に配置する事で、動線的にも、そして空間的にも、無理なく・無駄なく回遊できる、シンプルで且つ合理的な住まいとなっています。

This home combines function, efficiency and style. The homeowners had a limited budget, so maximizing function while minimizing square footage was critical. We used a fully insulated slab on grade foundation of a conventionally framed air-tight building envelope that gives the house a good baseline for energy efficiency. High efficiency lighting, appliance and HVAC system, including a heat exchanger for fresh air, round out the energy saving measures. Rainwater was collected and retained on site. Working within an older traditional neighborhood has several advantages including close proximity to community amenities and a mature landscape. Our challenge was to create a design that sits well with the early 20th century homes in the area. The resulting solution has a fresh attitude that interprets and reflects the neighborhood’s character rather than mimicking it. Traditional forms and elements merged with a more modern approach.
