The goal of the project is to create a space that allows the family to entertain their guests in a welcoming one-of-a-kind environment. Uptic Studios took into consideration the relation between the exterior and interior spaces creating a smooth transition with an open concept design and celebrating the natural environment. The Clean geometry and contrast in materials creates an integrative design that is both artistic, functional and in harmony with its surroundings. Uptic Studios provided the privacy needed, while also opening the space to the surrounding environment with large floor to ceiling windows. The large overhangs and trellises reduce solar exposure in the summer, while provides protection from the elements and letting in daylight in the winter. The crisp hardwood, metal and stone blends the exterior with the beautiful surrounding nature.

This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction. The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping. Embracing the challenge of grounding this open, light-filled space, our Aspen studio focused on comfort, ease, and high design. The built-in lounge is flanked by storage cabinets for puzzles and games for this client who loves having people over. The high-back Living Divani sofa is paired with U-Turn Benson chairs and a "Rabari" rug from Nanimarquina for casual gatherings. The throw pillows are a perfect mix of Norwegian tapestry fabric and contemporary patterns. In the child's bedroom, we added an organically shaped Vitra Living Tower, which also provides a cozy reading niche. Bold Marimekko fabric colorfully complements more traditional detailing and creates a contrast between old and new. We loved collaborating with our client on an eclectic bedroom, where everything is collected and combined in a way that allows distinctive pieces to work together. A custom walnut bed supports the owner's tatami mattress. Vintage rugs ground the space and pair well with a vintage Scandinavian chair and dresser. Combining unexpected objects is one of our favorite ways to add liveliness and personality to a space. In the little guest bedroom, our client (a creative and passionate collector) was the inspiration behind an energetic and eclectic mix. Similarly, turning one of our client's favorite old sweaters into pillow covers and popping a Native American rug on the wall helped pull the space together. Slightly eclectic and invitingly cozy, the twin guestroom beckons for settling in to read, nap or daydream. A vintage poster from Omnibus Gallery in Aspen and an antique nightstand add period whimsy. The interpretation of experiencing life at the beach in all its forms has been manifested in tangible spaces and places through the design of pavilions, courtyards and outdoor rooms. The house is designed to maximise the spectacular Avoca beachfront location with a variety of indoor and outdoor rooms in which to experience different aspects of beachside living. Client brief: home to accommodate a small family yet expandable to accommodate multiple guest configurations, varying levels of privacy, scale and interaction. A home which responds to its environment both functionally and aesthetically, with a preference for raw, natural and robust materials. Maximise connection – visual and physical – to beach. The response was a series of operable spaces relating in succession, maintaining focus/connection, to the beach. The public spaces have been designed as series of indoor/outdoor pavilions. Courtyards treated as outdoor rooms, creating ambiguity and blurring the distinction between inside and out. A progression of pavilions and courtyards are strung off circulation spine/breezeway, from street to beach: entry/car court; grassed west courtyard (existing tree); games pavilion; sand+fire courtyard (=sheltered heart); living pavilion; operable verandah; beach. Verandah is final transition space to beach: enclosable in winter; completely open in summer. This project seeks to demonstrates that focusing on the interrelationship with the surrounding environment, the volumetric quality and light enhanced sculpted open spaces, as well as the tactile quality of the materials, there is no need to showcase expensive finishes and create aesthetic gymnastics. The design avoids fashion and instead works with the timeless elements of materiality, space, volume and light, seeking to achieve a sense of calm, peace and tranquillity. Architecture Saville Isaacs https://www.architecturesavilleisaacs.com.au/ Focus is on the tactile quality of the materials: a consistent palette of concrete, raw recycled grey ironbark, steel and natural stone. Materials selections are raw, robust, low maintenance and recyclable. Light, natural and artificial, is used to sculpt the space and accentuate textural qualities of materials. Passive climatic design strategies (orientation, winter solar penetration, screening/shading, thermal mass and cross ventilation) result in stable indoor temperatures, requiring minimal use of heating and cooling. Both bore and rainwater are harvested for reuse. Low VOC and non-toxic materials and finishes, hydronic floor heating and ventilation ensure a healthy indoor environment. Project was the outcome of extensive collaboration with client, specialist consultants (including coastal erosion) and the builder. The interpretation of experiencing life by the sea in all its forms has been manifested in tangible spaces and places through the design of the pavilions, courtyards and outdoor rooms. The interior design has been an extension of the architectural intent, reinforcing architectural design principles and place-making, allowing every space to be utilised to its optimum capacity. There is no differentiation between architecture and interiors: Interior becomes exterior, joinery becomes space modulator, materials become textural art brought to life by the sun. ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Set on a steep & bushy site in the heights of Coonan’s Hill, Pascoe Vale South, our clients are bidding farewell to their tired sprawling suburban home to pursue a new and more environmentally considerate home within a smaller footprint. In the existing single storey home to date, city views have only been apparent from the occasional risqué ladder venture. A key part of our client’s brief was to bring this cityscape into their daily lives, where the fundamentals of eat, sleep & play can all be enjoyed from the first floor. Our clients, a young couple and their two beloved pooches, have a love for raw materials expressed in their truest form. With sustainable design integral to the brief, our clients “must-haves” include; on-site energy storage and provision for their future electric car. Key to our approach has also been to design a robust & low maintenance home. The home itself will be nestled in the centre of the site, with vast garden views to either side. Two robust and gently curving masonry structures occupy the ground plane, bridged together by a minimal first floor volume. This approach was adopted to free up the ground plane and to pay tribute to the established and emerging garden. Working alongside Amanda Oliver Gardens, the approach to architecture and landscape has been a holistic exercise. To the north, views of the terraced native garden are embraced, and to which a landscaped webforge bridge connects the first floor living to the upper garden plateau. City views towards the south are framed by elevated tree canopies, which softens the interface to the street.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values.

SeaThru is a new, waterfront, modern home. SeaThru was inspired by the mid-century modern homes from our area, known as the Sarasota School of Architecture. This homes designed to offer more than the standard, ubiquitous rear-yard waterfront outdoor space. A central courtyard offer the residents a respite from the heat that accompanies west sun, and creates a gorgeous intermediate view fro guest staying in the semi-attached guest suite, who can actually SEE THROUGH the main living space and enjoy the bay views. Noble materials such as stone cladding, oak floors, composite wood louver screens and generous amounts of glass lend to a relaxed, warm-contemporary feeling not typically common to these types of homes.
