this is the main living floor balcony off the kitchen. There is an outdoor fireplace with a grill, a double burner pot and a prep sink. The balcony has Phantom Screens that roll up in hidden tracks. The screens drop down to provide sun shade and insect protection. The screens are automated and work with a remote control.

The small upper balcony off the living room provided the perfect place for sunset dining and grilling. We included and exterior gas connection to make using the grill easy without lugging propane tanks up to the deck. This small wooden dining set was perfect for transitions from the indoors to out. It's easy to move and store for the inclement weather in the winter. The homeowners wanted to keep this area simple since the larger seating area is on the other side of the deck.
