First LampThis Greenlake area home is the result of an extensive collaboration with the owners to recapture the architectural character of the 1920’s and 30’s era craftsman homes built in the neighborhood. Deep overhangs, notched rafter tails, and timber brackets are among the architectural elements that communicate this goal.
Given its modest 2800 sf size, the home sits comfortably on its corner lot and leaves enough room for an ample back patio and yard. An open floor plan on the main level and a centrally located stair maximize space efficiency, something that is key for a construction budget that values intimate detailing and character over size.

All of the furniture has been sourced from high street retailers, car boot sales, ebay, handed down and upcycled.
The dining table was free from a pub clearance (lovingly and sweatily sanded down through 10 layers of thick, black paint, and waxed). The benches are IKEA. The painting is by Pia.

Made out of woven bamboo, Bamboo Roman Shades may boast a delicate look, but over time, it will prove to be sturdy and reliable. A 6-inch valance comes attached to the shade to hide the mechanisms and create a finished look. Bamboo Roman Shades are a cinch to install and simple to operate with the included cords. Since the shade is woven with natural materials, the textures and colors may vary from the product listing and change over time. The changing nature of the product is an intended design and not a defect. Additionally, the shade may stretch over time, due to the weight of the shade on the yarn’s natural elasticity. After installation, the shade can stretch up to 1” to 1 ½”. By ordering slightly shorter shade, the stretched portion will make up for the difference.
