S&J Properties

We have worked with S&J on several projects this year including a bedroom addition in the Fall and more recently a bathroom remodel, new front porch and front door, gas fireplace and various other improvements. Their process is seamless from the estimate, contract, selecting finishes, the project and billing. They have the right people working on the right tasks and all have been a pleasure to work with down to the subcontractors. I highly recommend working with S&J on your next project.

Jim and his crew did a quality job without the need and cost of a interior design firm. When a few issues came up he was willing to compromise and share the costs of the overrun. I liked working with all his people: Leanne, Justin and Oscar to name a few. Would hire them all over again!

Our first big project a success! If you want to avoid all of the negative stereotypes in dealing with contractors, hire S&J. Once the project began, there were very few delays and the work was all done to our satisfaction and right on budget! The workers happily handled all of our requests and kept our home tidy during a large renovation. If I could, I would rate S&J 4.5 stars out of 5. Our only issue was the start date which got pushed back a month or two. They are just very busy, which should tell you they are in demand. Would not hesitate to hire them in the future.

Jim and his team built home Theater and added room to my home. The work was executed exceptionally well. The team was friendly and professional.

Jim and his team just completed a major remodel to my family home (the home I grew up in), which was built in 1956. Lots of memories in this house, but it needed a huge overhaul! S&J Properties did the following: 1) Took the house down to the studs and replaced all electrical, plumbing, and HVAC; brought everything up to code 2) Installed a new roof 3) Added nearly 500 sq feet to accommodate a new master bedroom, in-house laundry room, and additional bathroom 4) Took out walls to create an open floor space 5) Raised ceilings to 9 feet 6) Widened hallways to 5 feet 7) Installed HUGE double-pane windows to let in lots of natural light 8) Installed LED canned lighting throughout house, with energy-saving in mind 9) Completely rebuilt the kitchen and installed a beautiful island with a stove and oven 10) Rebuilt a wall that had been damaged internally due to water and mold The design process was quite extensive, as I already had a vision of what I wanted for this house. Jim and his team were able to do most of what I had thought I wanted, and for what could not be done, they provided some sound options that turned out to be better than anything I thought of originally. Justin (construction), along with his team of workers, and Mikel (project management) were incredibly helpful and thorough with keeping me on task and within budget. They were both highly communicative and super responsive throughout the entire process. I am very grateful and appreciative of their attention to detail and for essentially holding my hand through this whole thing. I also want to acknowledge Megan (accounting), whom I worked closely with to arrange for payments in a timely manner. This project had a lot of moving parts to it, but the high caliber of work and professionalism Jim and his team displayed was evident throughout. I am now living in my dream home and cannot be happier! In fact, I have hired Jim's team once again for a second project which now involves landscaping and building a backyard oasis!

We hired S&J Properties to remodel our first floor and we are happy with the results. Jim Long and his team did a great job from the conceptual phase, through design and during construction. They were professional and responsive. S&J's Project Manager (Justin M.) managed his crew well and kept the project on track. The quality of work was very good. Jim also stayed close to the details and showed integrity and genuine interest for customer satisfaction. In addition, Jim is very creative and worked with us to explore different design options during the conceptual and design phase. His creativity showed also during construction as he proposed some creative alternatives to mitigate the usual challenges that appear during construction. S&J's cost estimate was detailed and proven fairly accurate at the end of the project. They were also fairly accurate with scheduling and finished the project very close to original schedule (total project duration 5 months). The project included full kitchen remodel (i.e. new kitchen layout with wall removal and entire new kitchen including addition of large island), addition of lockers/mud room area, powder room, leveling floors (i.e. eliminating existing step downs), new wood floors, family room, new guest room with bathroom, new fireplace, new LED lights, interior painting. The project also included new windows and sliding doors for the entire house.

My wife and I want to thank you very much for doing such a wonderful job on our house. We are extremely happy with the results. From the windows, doors, and floors, to the lighting, new fireplace, and down to the paint, your guys did a great job! Thank you for meeting with us several times at the start of all this so we could figure out what we felt comfortable undertaking. And thank you for guiding us through the design process with some great ideas. As you know, we lived in the house during this process and your crews were always very polite and considerate. A special thank you to Justin!!! I can't say enough good things about him. Always available, great communication skills, and knowledge of the various trades. I "know" that you realize how lucky you are to have him with your company!

OUTSTANDING .. The whole team from beginning to end were very professional, reliable and client-focused. No issues at all - no left over mess for me to clean up. The workmen in my house were friendly, on-time and polite . They redid my fireplace(mantle and new unit with tile work) I am very pleased! Redid my double entry front doors - I took their suggestions and I am very happy and my neighbors love my doors! Also updated all my very old inside door hardware (hinges knobs and locks - no more basssy look!)

S & J Properties created the home and backyard of our dreams!!! S&J handled everything! Jim and Justin were so professional and met all the project timelines. I highly recommend S&J Properties!!!

Jim installed a custom Murphy Bed with shelves. We had his team recess it back into a existing closet, so it was a lot of custom work. His team was always very clean and neat. They always cleaned up after each days work. The end results was far better than I had imagined. We would use him again.

Highly professional and really liked the quality of the work that was done. This project wound up being practically a down to the studs remodel with completely redone kitchen and baths. Practically all major systems (plumbing, electrical, heating/cooling) were redone. Their workers were responsive, friendly and respectful. Their process is very streamlined and you are guided through all the decisions needed. Issues that were noted during remodel were communicated and appropriate solutions done. The only reason they did not get 5 stars is that there were some communications that we got very slow or no response on, but in the end, everything was done well.

A complete interior and exterior remodel of our 5000 sq ft house with new landscaping in the front and back including a new patio and remodeled pool. Brand new windows, patio doors, iron staircase and entry doors, hardwood floors, new media system, Lutron blinds throughout the whole house to name some of the work completed, S&J Properties are a very professional company with many creative ideas, all the employees worked to a very high standard and their work was meticulous. All our questions and concerns were addressed punctually.

Remodel the entire house - kitchen, bath rooms and flooring. Quality construction and the work was done promptly. Very professional people to deal with. I highly recommend this company.

Kitchen remodel. We are very happy with the work done by S&J Properties. Jim was very patient with us. In designing the kitchen he worked with us until we were happy with the design. It is a step by step process. They give you all the information and also online follow up. They recommend you the vendors but you have choice to go to any vendor you choose. They have online system where you can see the progress of every step. The team of people they have are very knowledgeable, dependable. They will make sure the work is done right and it is to customers satisfaction. After finishing the job our kitchen looks amazing. We are so glad to work with Jim & his team. If we have any need in future we will definitely call Jim. We have found somebody who we can trust to work in our home.

I don't know where to start. Any time I need anything fixed at my house I contact S&J Properties. I've had everything from a new toilet, gutter cleaning (on short notice before the rain), a leak under my washing machine, it doesn't matter they were there for me. Their work is impeccable. Their response time is fast. I would highly recommend them for any job, large or small. I have not hired them for a large job but have seen the work they have done on large projects and must say it turned out beautiful.

Jim remodeled our house in Blackhawk, CA. Which included remodeling kitchen (and adding 10 sqft to it),mater bath,and adding a balcony to master.bed room He is knowledgeable,honest,and on time

We have used S&J Properties for a complete pool renovation and several time for consults on planned inside renovations of our 1970's rancher. When we are ready to pull the trigger on the designs we have planned, I wouldn't hesitate for a minute to hire Jim and team. They are 100% professional, on time, respectful, competitive and full of great ideas. The best part for us was the consultations we had where when we asked about which features were worth investing in which weren't, Jim was VERY honest and forthcoming. Saving us $$ in some areas and advising us wisely in others. Great team to partner with!

Jim Long and his team of professionals at S&J Properties have transformed our house into a realized vision! We discovered S&J's work because we were house hunting -- all the turnkey homes we went through had been done by S&J. Their exceptional quality was evident house after house, and we knew they would be the ones to hire once we found our house. Well that's exactly what we did -- and we have never been disappointed with their work. They won't be the cheapest bid, but when it's all done, you'll see why -- no cutting corners, just perfection. Jim's team remodeled our interior spaces -- removed walls, custom flooring and mouldings, so much more -- and created an amazing backyard resort pool and entertainment space to coordinate with our bocce court, and did it all with sensitivity to our budget. They also fixed the drainage problems that had been plaguing the house for year. Don't hesitate -- they are the best.

My wife and I hired S&J to do a major remodel on our home. In addition, they did the architectural plans for the remodel which included moving walls, taking the whole house down to the studs, and renovating every room. The ideas that S&J brought to the remodel were extremely helpful and J(im) was able to incorporate all of our wishes into the final product. The work was done in a timely manner, the quality of the work was outstanding, the staff was very helpful and courteous, and the finished home was outstanding.

S & J did 4 projects for us over a 2 year period starting late 2009, 1 A redesign and build of a large brick front step system with landings and railing, 2 A redesign and 8 inch lifting of a 600 Sq Ft Entrance / Great room space including new hardwood floors matched perfectly to the rest of the home as well as redesigning a fireplace and replacing 6 doors with a combination of a folding door system and windows with a beautiful result. 3 A redesign and building of a deck system with grill. Former deck had poor control of what would be under it. New system is on an enclosed concrete foundation and concrete landing matching other hardscape. 4 A conversion of unused 2nd floor space previously not accessible, now finished adding 200 sq ft of storage to the home.

This is the 4th project done by S&J Properties. Almost a complete remodeling of our home. They have done an extraordinary job! There was significant structural issues to deal with in some of the projects, and they handled them all. Very Clean: respectful of privacy: the highest of quality I have seen from any contractor I have hired in my life. We have gone to them now 4 times---and thinking about another project!!

Designed and built hoist for hardtop for BMW Z 8 roadster utilizing appropriate space in multi-car garage. Figured out creative guide to park car at the correct spot to drop the heavy hardtop smoothly onto vehicle. Installation works very well!

I loved working with Jim from S&J Properties and I highly appreciate his artistic eye with an ability to envisage see what other could not. When I was renovating I got a couple of quotes and ideas but without fail Jim's vision always artistic and making effective and affective the use of the available space. I used this team for two large renovation, the complete redesign of our kitchen and living room area and then later I used the same team to turn three bathrooms into four and renovate all four areas. Jim is particularly great to work with if you have a vision of what you want but not sure on how you will get there. Once the designs were drawn up, the actually construction team, lead professionally by Justin and a crew of wonderful guys did the work. The work was of high caliber, on time and more or less on budget (I shot the budget a few times with my choices). I really need to mention Ricardo who was a delight, had a great eye for paint and colours and came with the added benefit of knowledge of fish and fish tanks and he also rescued my cat from a neighbours roof.

The company provided online updates for the project, as well as targets for scheduling and completion dates of specific projects. The employees were courteous and professional at all times. At the end of each day our home was clean and it was as if no one had been working all day, there was never a mess left behind. The quality and workmanship was first class. I will use S&J again and highly recommend them.
