We had an excellent experience with Mike and Michael for whole renovations for our home. It was an extensive project involving opening up the living space, removing stucco ceilings, installation of potlights and light fixtures, repainting all walls, replacing all trim and a new powder room. We had a separate team for our floors. Mike and Michael were professional and communicative throughout the whole project. I appreciated this the most. I would get daily texts about the project, arranged times weekly to review progress and immediate calls/messages if there were issues. They took great care in our home and told us when they found issues such as water damage (missed during our home inspection) all the way to letting us know that our daughter's room was giving them trouble with being painted. The previous owners had painted over wallpaper and the first coat was not up to their standards. They gave us options and costs in how to approach issues and were very open to changes when we discussed them. It was a fantastic experience throughout. Michael even went beyond to check on our house a few times during the project because "It's ok, I live close by". We couldn't have asked for more. Their team took a ~3 week break for our flooring team to come in which caused us stress because we wanted to move in ASAP. They doubled their efforts and got our house move in ready before the new year. Mike was fantastic at keeping us updated and coordinating our cleaners. He let us know right to the hour when they would be done. This was a fantastic contractor and home renovation experience. We are absolutely happy to be in our home and the changes from when we bought to what it is now is night and day. I can't recommend them more! !

We recently worked with the M&D team for our extensive main floor renovation and we are extremely thrilled with the quality and final outcome. We now have the open concept main floor and kitchen of our dreams. I did my homework leading up to selecting the right contractor - including background and reference checks. This was a big decision and investment and we had high expectations. We didn’t want to risk a nightmare for a cheaper result, regrets and problems. From the moment we met Mike it was clear he had a good sense of our needs and a good process to develop an accurate budget and timeline that would address our wishes. Other contractors we met were so effusive and unclear and some even told us what we wanted was not possible. In fact, it was during the planning process before we even gave Mike a deposit, that it became clearer and clearer we were in very experienced and capable hands. From working with the structural engineer to ensure we had the right approach to tear down walls and a beam/floor plan that would be approved by the town, to his hands on crew who managed everything structural and finishing, to his kitchen supplier giving me different lay out options and material choices, to his electricians guiding us to a panel upgrade etc.. Every detail was accounted for and the plans and commitments were clear. The process itself went off very seamlessly. The crew was here everyday - on time - and cleaned up daily. Once the structural part began any little hiccups that emerged, Mike’s team would communicate clearly and always had solutions for us. Mike was never farther than a quick text to answer questions or a visit to discuss plans. He was very responsive and was always making sure we were happy and unstressed. He and his team were also very flexible if I changed or added something - they would just get it done. They even met our timeline expectations and worked with us to ensure when we moved back in, it was only a short time for the fully finished work to be done (cabinets/counter tops and appliances installed). There were no surprises on the budget either - now don’t get me wrong - we added work as the project started like flooring and fresh paint into the basement, etc… but any increase in the budget was due to us expanding the scope of work, not because Mike had misrepresented anything. Another signal of confidence is we have already talked to Mike about plans for his team to finish our 2nd floor when the time is right. We wouldn’t hesitate to work with Mike and his team again. If you are looking for a reliable, trustworthy contractor who does quality work, on time and on budget - go with M&D! You will be in excellent hands!

This was our first experience with M&D Buildings and we are very pleased, not only with the completed work, but also with the manner that Mike and his team carried out the project. This renovation was not overly large but a bit complicated. It involved the full removal of an interior wall to open up the space between the kitchen and family room. This wall was load bearing, so the work required the appropriate engineering assessment and the design of a replacement support structure along with the documentation to support the application for the permit from the municipal building department. Mike and his team handled all of these preparatory requirements and the permit was issued in a matter of a few weeks from the start. Once approval was obtained, Mike and his team started and completed the work adhering to the schedule that was initially proposed. The work also involved the reworking of the impacted heating ductwork, improvements to the existing lighting, additional electrical work, replacement of the flooring, removal of dated popcorn ceiling and final painting. The finishing work was extended to the adjoining hallways and stairs. What could have been a significant complication was that the work was started and completed when both of us were out of the country. In our opinion this is where Mike further demonstrated his professionalism. He maintained regular and detailed communication on the status for the work and when our decisions were required. The onus was always on us to respond to Mike’s requests for direction, and at no time was there a need for us to chase him to find out what was going on; he was always a text away. Mike gave us his honest opinion as to what would look better as work took its course, and he was always right. We can attest that there was no anxiety on our part relating to the progress of the work. He was a pleasure to work with and will not hesitate to use Mike’s company for future projects. We’ve just had another awesome renovation done by M&D Builders and couldn’t be more impressed with their continued expertise and professionalism. We had them renovate our basement two years ago and contacted them again this year to reno the upstairs bathroom and main floor kitchen/living area. Unsure as to what we really wanted, Mike & his teams helped us to to achieve a result that far surpasses our expectations! Mike was always available if we had any questions or concerns & his teams were punctual, hard working, very respectful & friendly professionals. They kept any disruption to a minimum and left everything in an orderly fashion at the end of the day. I engaged Mike to renovate my kitchen, bathroom, ensuite, powder room, mudroom and install a new laundry area in the basement over a period of about 5 weeks. I couldn't be happier with the results! The design process was very collaborative and we worked with his associates to have custom cabinets built to my specifications. I free issued the materials even when there were a couple of hiccups along the way Mike was able to help me out in a pinch. Communication was excellent and what I liked most was that Mike's team is a one stop shop for all rennovation disciplines including plumbing, tiling, painting, electrical and hardwood flooring installation. Living with renovations can be taxing but Mike'steam were very thoughtful and housekeeping at the end each day kept the dust down to the bare minimum. Do yourself a favor, for your next renno, give Mike a call.

I had two bathroom renovations happening at the same time. M & D Builders provides great customer service, they are punctual and professional and Mike always returned calls and texts. Workers were careful to cover furniture and floors and were trustworty and always on time. The professionals that were working on the two bathrooms were not only professionals, but they were also perfectionists. I was very pleased with the finished product and super happy that I finally replaced one of my bathtubs with a walk in shower. I have included before and after photos of the main bathroom.

I am writing this review approximately 2 months after Mike and his crew (led by Michael) renovated 2.5 washrooms (and extended the size of the ensuite closet, removed the popcorn ceiling in one room, painted a couple of walls) in my home, and I couldn't be happier with the results! From start to finish, Mike was professional, knowledgeable, and dedicated to ensuring that we were satisfied with the final product (in fact, they came by a couple of times after the fact to rectify a few minor things - e.g., one of power outlets kept tripping). The renovation process was smooth and efficient, and Mike (or Michael) was always available to answer any questions I had or address any concerns that arose. They were incredibly responsive and kept me informed every step of the way, which made me feel confident and comfortable throughout the entire project. The team was in at 8am sharp everyday and sometimes stayed a bit longer to reach the week's milestone. In fact, they finished MUCH sooner than expected - in ~19-20 days with a crew of approx. 3 people (that's including the time required to complete some unbudgeted and unplanned work - e.g., leveling the floor in the master washroom). The quality of the work that Mike and team did is exceptional. They clearly take pride in their work and pay close attention to every detail. The finished product exceeded my expectations and looks absolutely stunning. My wife and I are thrilled with our newly renovated washrooms, and we have received numerous compliments on the work that was done. Soon after we had a leak in our house somewhere (not related to this project), and Mike was the first person I called after the insurance company, and he helpfully pointed me to a couple of folks who could help in an emergency. We are also currently in the process of pulling together some funds to do a basement renovation with MD Builders. As a couple going through renovations for the first time, we were a bit nervous and unaware about the process - Mike was quite helpful in helping explain things to us As with anything there are always areas of improvement that can help Mike take his business to the next level: 1. Some design tools to help visualize how things would look / help choose between different options - and/or design consultation services (esp. given the overall ticket size of these projects is in the 50-150k mark) 2. In some instances, greater transparency on why things cost what they do / why some items are more complex than they appear to. Not to say that he didn't do this, but there were 1-2 instances where things that appeared relatively simple (and did not add significantly to the overall project timeline) to us laypeople were rather expensive. Overall very happy with the work!

M & D Builders came highly recommended to us by friends, who had work done in their own home and, were very pleased with the quality of the workmanship. Mike was knowledgeable, resourceful and, reliable. He skillfully coordinated the entire project along with the various tradespeople from start to finish, checking in regularly and responding to our inquiries as they arose. He was expedient in providing us with a flooring / tiling team who stepped in immediately when our own couldn’t because of a sudden, serious accident. The demolition and restoration team, Derek and Victor, worked quickly and efficiently, completing the kitchen, bathroom and entrance hall project ahead of schedule. Walter provided the electrical work for the added / supplementary appliances and lighting fixtures . We were very pleased with the end result and would highly recommend M & D Builders.

Amazing kitchen and powder room renovation. First major renovation we've done and we had a lot of questions and concerns. We hired M&D Buildings to renovate our first floor after interviewing six other contractors. Since we were removing a load bearing wall we wanted to make sure we can trust the person working on the house. From the beginning Mike was knowledgeable and communicative, answered all of our questions with patience and provided solutions. All permits and drawings were obtained in a timely fashion. Mike and his crew were efficient, responsive and punctual. Demolition was done with minimal debris and they always cleaned up at the end of the day. I chose M&D Builders for major renovations to our home in the early fall of 2021. The work involved “gutting” a finished basement, kitchen, main floor powder room, a family room and a connecting hall. The re-construction required extensive plumbing and electrical work, installation of new trims, casings, doors and site preparation for new cabinetry as well as installation of new wood floors, tile floors, and finally all finish painting. M&D Builders installed new pot lighting through-out the renovated areas, as well as, installation of all kitchen and bathroom appliances and fixtures. A new bathroom was constructed in the basement where extensive concrete work was necessary to connect service lines. My negotiations with Mike Messiha the Project Manager and his staff, particularly Les Zwierkowski, were never confrontational, and time after time, they found ways to accommodate my requests and often suggested creative solutions to construction and/or design issues we encountered during the renovation. Work was done efficiently by all trades, and housekeeping was excellent. Mike Messiha and his support crews were easy to work with, and I intend to use them on additional renovations. M&D Builders did a very good job in renovating the whole main floor for our two-story house in Oakville. We relocated the kitchen and made it bigger (so happy finally we have an island); renovated the powder room & laundry room; re-purposed the old dining room as a new office/bedroom. We worked with a kitchen company for the cabinets and countertops. M&D did everything else. The quality of their work is high standard, and their crew are professional and respectful. We're very satisfied with the end results, including the structural changes (i.e., a new steel beam added and a new wall for the open concept kitchen), the hardwood & tile flooring, the electrical work, plumbing, painting, new doors, crown moulding, etc. We would highly recommend them to friends & family and anyone who's looking for a reliable and reasonable general contractor. A few things: 1) At our first meeting with Mike, he pointed out our plan would need structural changes, the drawing and city permit. Right away, we consulted a structural engineer and confirmed what Mike said was true. So, we knew he was honest and know his stuff. Other small companies who came before him didn't know about the structural change. A couple of big builder companies didn't bother to give us much details, they offered a packaged deal - pay first, details later. After some discussions on the details with Mike, we signed the contact with M&D. Our project started after March break, now is nearing the end, we’re glad we chose M&D. 2) Mike and his team are flexible to accommodate our needs. For example, we moved out at the beginning and then had to move back sooner due to unexpected situation. Mike and his team managed to coordinate and work with three of us living and working on the 2nd floor and completed the work. At the end of each workday, they always cleaned up the garbage and tidied up the site. 3) Mike and his team are honest and upfront for unexpected costs. They provide us options and professional advice based on years of experience but listen and respect our decisions as the homeowner.

Mike is very patient and experienced. His subcontractors are very tidy, courteous, and experienced. Will recommend M&D for your renovation project.

After hearing multiple horror stories and never having any renovations done, I was hesitant initially, but my washroom was in dire need of fixing and had to take action. After getting several no-shows, slow responses and very high estimations, I, fortunately, came across M & D Builders who not only thoroughly reviewed the washroom but gave an honest assessment of what to expect along with a very reasonable price. Mike was open to listening to what we had in mind and helped us give insights and ideas of achieving the looks best. The process from the initial contact to the finished product was well organized and transparent. Mike had briefed us correctly on what we needed to do and what he could do and was even kind enough to accommodate us when we couldn't fulfill our requirements. Communication throughout the time frame was excellent. Now the washroom is complete, Mikes's communication has been fantastic, and he was open to listening to our concerns and resolving those issues as soon as possible. M & D Builder's work was sincere, and they made sure there were no issues behind the walls or within pipes, and immediately contacted us and asked for our suggestions when they saw something that may potentially cause harm in the future. They even took the initiative of going above and beyond our agreement to ensure that we got our dream washroom, for which we are very appreciative. Mike made the whole experience very knowledgeable for me as I kept in the loop of the entire process, and hence this is why I would contact M & D Builders again for all future home renovation projects.

We hired M&D Buildings to upgrade our bath and laundry rooms so that they could be accessed using a walker/wheelchair. Mike contacted us promptly and provided an estimate, time to complete schedule, and start date for the renovation. True to his word, he sent a crew on the agreed upon start date. The work crew, Michael and Adam, were excellent workers who were extremely meticulous and skilled and left the worksite neat and tidy. The project was completed ahead of schedule. Mike made us feel at ease throughout the process. We have nothing but praise for M&D Buildings and would definitely hire them again.

Prior to meeting and dealing with Mike Messiha and M & D Builders, we had requested kitchen renovation quotes from other companies but were not comfortable with their representatives and the estimates they provided. Mike came recommended to us from a colleague at work, as they had previous renovations done with Mike, and were quite happy with the cost, quality and timing of their projects. Mike came to our house and worked with us to understand our project needs and provided a detailed quote covering the scope of work for a complete kitchen renovation and a main floor refresh including removal of popcorn ceilings, pot lights and additional cabinets complimenting the new kitchen. We went back and forth on details relating to scope and costs a couple of times and signed the contract. Measurements were made, and Mike arranged a meeting with the designer, who provided a general 3D model of our kitchen and cabinets, countertops and back splashes were selected. After a few small modifications to improve functionality, additional final measurements were made and a full design with detailed drawings was provided. Demolition started as planned, and despite Covid-19, and some appliance selection / delivery issues, Mike and his team upheld their part of the renovation with regards to timing with some weekend work and later nights as necessary to catch up. M & D's crew maintained site cleanliness, and were respectful, communicative and helpful during the renovation. During the renovation, Mike was on site regularly, easily accessible by phone or text, and provided regular updates on progress to date, along with next steps. We encountered a minor structural issue along the way, and the cost estimate to overcome the issue was both fair and quickly resolved. Post-project, Mike has been responsive and helpful as small, typical post installation issues have been discovered and resolved, while maintaining a supportive, reassuring relationship. We are thrilled with our new, functional kitchen, and look forward to working with Mike and M & D builders on our next project.

We contracted Mike Messiha and his team at M&D Builders (M&D) to renovate a new home that was purchased in the height of the COVID pandemic (May 2021). I found M&D online and was drawn to the company as a result of the various awards and high volume of 5-star reviews. When I called M&D, Mike was so responsive; he booked an appointment to bring in his team to scope the project, and he provided estimates within a few days. The new home was 60+ yrs. old and required that the electrical panel be replaced, walls come down, floors be replaced, bathrooms be renovated … it was not an easy request and I needed it all completed in 1.5 months. I received estimates from other contractors who came in for less (and made things sound too easy), however based on my interactions with Mike; his transparency in terms of information, detailed estimates, responsiveness to my texts, emails and calls, overall professionalism– my instincts told me he was the right choice and with the job done, I’m 110% confident that I made the absolute right choice. Throughout the entire process Mike guided me and made sure that I was aware of all stages of the process and the decisions made/that needed to be made with respect to the renovations. Nothing was easy in a COVID environment where we were under lockdown (try selecting fixtures/hardware etc. online because stores are curbside only!) – from permits to safety, these were certainly the most difficult conditions to do a renovation. If there was a problem, Mike consulted with me and provided creative, cost-effective solutions that were inline with my objectives. There were certainly surprises/issues along the way, but Mike managed all the tough conversations with trades/schedules and materials and everything. Quality and customer satisfaction is highly important to Mike; I know this because there were several times when Mike circled back to me to confirm that I was happy and satisfied with the end work. He demonstrated several times that my satisfaction is what’s most important – this is a rare quality today in the home improvement industry. I am just so happy that I chose his company and chose him – he saved me time and money by virtue of his extensive expertise about construction, his strong ability to manage the project and of course his incredible network. I greatly benefited from his contractor discount in terms of materials i.e. flooring, paint, vanity etc. My kitchen is stunning, I love my bathroom vanity/tiles and hardwood floors – these are all suppliers where Mike referred me. Mike is highly efficient and effective at what he does. I could literally go on and on about my experience – it was just so positive. I have heard some awful stories from friends about their renovation experience and I am grateful that my experience was the polar opposite. I trusted my gut, did my research, and picked the absolute right company. My family is thrilled with the end result and I fully plan to contract Mike and M&D in the future.

Mike and his team with M&D Builders have been nothing short of amazing. Highly communicative from pre-contracting, through to job start and completion, Mike kept me up to date throughout. This is the second project we have had Mike and the team at M&D builders complete. We are just as happy with this project as we were with our kitchen remodel. We hired Mike Messiha and his M & D Builders team to do a complete renovation on our bungalow. He was recommended to us by a colleague, and we chose his services because we got a reasonable quote and timeline. From day one, Mike and his team were very professional and fully committed to keeping on schedule and communicating with us throughout the whole process to keep us informed about every step of the project. Mike also made sure that my husband and I were fully on schedule purchasing all the materials needed to meet the scheduled timelines for every stage of the reno. They worked long hours and showed up every day, even Saturdays and some Sundays, to ensure that they are meeting the timeline and that there are no “wasted” days. We were very pleased with their craftsmanship. Most of all, what stood out, is Mike’s honesty, trustworthiness, kindness, and ultimately making sure that the client is pleased with the finished product. After all, having a good rapport with your contractor is very important, as it keeps open communication going, especially when stressful moments arise. He was confident and reassuring from the beginning until the very end. I would highly recommend Mike and his crew and would, without hesitation, hire M & D Builders for our next project.

We hired Mike to construct a main floor 600 sqft family & living rooms addition and do a complete kitchen renovation last summer. We also previously used his service in 2019 to renovate our master and second floor bathrooms. The bathrooms were gutted and completely renovated. With the main floor addition, Mike organized all the necessary drawings for the building permit, then manage construction with his team and other sub-trades for footing, framing, electrical, plumbing, flooring, siding, roof, etc. Despite the suppliers are struggling getting materials during this Covid pandemic as well as the delays that are out of control and the safety protocols that Mike set out for the workplace everything went out very smoothly. I was most impressed that little things like a caulking, touch ups, etc. would be corrected even without us having to say anything. We can confidently say that M & D Builders is the best design | build company we have worked with and will always be our to go contractor I have already recommended Mike to friends and would recommend him to anyone.

Mike and his team of contractors were great to work with. They helped us remodel the existing kitchen to create an open concept layout, including 3D and 2D drawings of the proposed new layout and choice of building materials. They also installed new flooring and light fixtures in the living/dining areas and new countertops in the bathrooms. Mike coordinated all the various contractors and stages of renovations to keep on schedule and budget. He made sure we were informed and satisfied with the work throughout the process, even after the project was completed. He worked with us to address and resolve any concerns we had. The crew were friendly and kept a tidy workspace. We moved into the house halfway through the renovations and they were courteous and respectful of our presence in these covid times. Overall, I had an excellent experience with M&D Builders. The company representative, Mr Messiha, guided me through the building permit process in Mississauga. His team was able to produce professionally engineered drawings that supported a ground-floor renovation. This renovation comprised a new vaulted ceiling, a new opening between a living room and kitchen space and other miscellaneous modifications. Mr Messiha was particularly effective and first-rate. M&D provided very friendly and personal service, despite the difficulties with supplies during this Covid pandemic. Up front about costs. Allowed us to make our personal selections. Quality work - I would trust them again in a heart beat with any other projects.

I couldn't have been more pleased with the final results! The wall addition was seamless due to the high quality its construction. Both Mike and the contractor that built the wall were very patient with me and answered all my questions. The contractor was very considerate of my home and make sure to protect the furniture and appliances in his work area. He worked very quickly and efficiently! I was also very impressed that Mike took the time check-in with me each day, letting me know what was done on the day and what to expect next. Overall, this was a fantastic experience and I would highly recommend Mike and his team for any home renovations!

We hired M&D Buildings to undertake a renovation of our entire main floor and the laundry room in the basement. The main floor includes a kitchen, living room, and powder room. We also removed a wall that divided the kitchen and living room. From start to finish our experience was extremely positive. Mike, our project manager is professional, thorough and realistic. He managed all of the work efficiently and arranged for any required permits and inspections. His engineering background allowed him to help us better understand structural changes we requested. He communicated with us frequently and kept us up-to-date on the progress of the work. It was very easy to work with Mike as he accommodated to our wants and needs to the best of his abilities and provided sensible alternatives to help us stay on budget. The outstanding contracting team are skilled and produced quality workmanship. They left the house neat and tidy every night. Our renovations went quickly with almost no obstacles.

I hired Mike to do some structural work in my house back in the spring. Both Mike and his staff, Mike, were knowledgeable and very easy to communicate with. The timeline was pushed back a bit but this was only due to COVID. The pricing was reasonable for the job, which included, installing beams, posts, footings and replacing joists. It wasn’t the easiest of jobs, having to deal with challenges along the way, but they remained patient and got the job done. I highly recommend you consider Mike and his team for any home renovation.

After living in our home for a few years, we discovered that a section of floor on the upper level of the house, and ceiling directly below, were beginning to sag noticeably. We guessed that a previous owner had removed some load-bearing structures in this area in order to make the space more “open-concept”, but without properly securing it. Structural issues are concerning, and of course we wanted to make sure that we hired a good company to resolve it in the best way possible. We called in three different companies to consult, but in the end, we decided that M & D Buildings offered the most creative and structurally sound solution. And, we would be able to still keep the space as open-concept as possible. I am very happy that we went with M & D Buildings for this project. Not just because they had the best solution, but for a number of other points as well. In terms of professional integrity, this company is certainly as good as it gets. Project Manager Mike Messiha responded to all of my texts and calls in a prompt and courteous manner. He was very patient and responsive with the many questions that I had with regards to the contract and project. When we had some logistic and timing issues on our end, he was able to accommodate us and made sure everything worked smoothly. Mike and his team were always at our home EXACTLY on time. If they said they would arrive at 8:00am, the doorbell rang at 8:00am. The quality of work was, I’m sure, the best there is. They were exact and thorough, and no corners cut. I asked that they finish the project to be “paint ready”, and they did that nicely. I was very happy with the work done by Mike and the team at M&D Buildings. Communication was excellent and I was kept informed all the way through the job. I planned to renovate my kitchen and contacted with 3 contractors, finally I chose M & D Buildings, because they provided a good design and a quote within my budget. Mike is great at coordinating the project, we discussed a lot because I wanted a customized kitchen, thank you Mike for your patient. I have a brand new kitchen right now and I really enjoy cooking in it.

We used M & D Builders for several projects over the years. He finished all projects on time and on budget as quoted. We recently renovated our kitchen and main floor and I was so impressed with the quality craftsmanship and professional way they conducted in all aspects of the project as usual. Mike was precise with his monitoring of the budget and followed up with all my questions promptly and accurately. Here is the thing! If you want to work with a contractor that answers your phone calls and emails in a timely fashion, does the job as they said for the amount they said it would cost at the beginning, and finishes when they said they would, then M & D Builders is the right company for you to work with.

We have used Mike and his team for years to update out building and they have always done a great job. They have built us a Kitchen, 4 Bathrooms an office from floor to ceiling. They have also help us with many of our Process Improvement projects around the office and warehouse, most recently built us 3 security cages in our warehouse.

I am the first to admit that I am highly focused on attention to detail and live by the motto ‘near enough, is not good enough’. It took me a few weeks of reading reviews of local contractors and the reviews for M & D Buildings stood out from all the others. All M & D reviews over the years have been consistent in their ratings of 5 stars and the occasional 4 stars. As a result, my husband and I did not call for quotes from any other contractor, we called Mike at M & D. Mike came at precisely the time arranged and discussed what we wanted and emailed a quote the following day. We accepted the price and within two weeks work began with the demolition. Mike had secured a lock box on our front door so his crew could come and go. The first day of demolition when I walked into the house, I thought nobody had showed up! The house was as clean as we had left it, and this was the case every day after until work had been completed. As well as fitting a new 72” double sink vanity, toilet, and tiled flooring, a new large walk in shower needed to be custom built, plumbing and tiling installed, new baseboards fitted and finally painting completed. Mike and his crew are highly skilled, knowledgeable, polite, professional, respectful and all together genuinely took pride in their individual trades. Mike visited the ‘site’ regularly and responded to my texts immediately. The work was completed in the exact timeframe provided. It took a while for my husband and I to save for this remodel and we could not be more pleased with the end result. Without hesitation we will recommend Mike and his crew at M & D Buildings. Nobody will be disappointed with the excellent standard of workmanship.

M&D Buildings are a fantastic team to work with. From the very beginning we sought to work with a contractor that would be a partner in our project. Mike from M&D was a partner. He guided us from the estimation stages with our designer of our renovation project all the way to electrical inspection completion. He was able to sort out some minor challenges along the way and always with a fair cost assessment. M&D estimates were accurate and extras were pointed out through the project that added value. But once a cost estimate was provided and agreed to, they never came back. You could rely on the estimate and the work to be done. Mike and Andre others at M&D was always accesible via phone, text and on site when required to review, inspect and discuss changes. The quality of M&D work is very good. In fact best I have seen done in my home. From pot lights plumbing, smoothing ceilings, minor structural work, dry wall repair and install, painting, hardwood flooring, new door insulation, bathroom install, tiling, we had it all done by M&D and all very good quality. A few minor mistakes that were repaired quickly and with 0 question. I do mean minor, no one is perfect, but they fixed it fast! Service and quality is their priority and they stick to it. M&D showed up every day to do their work. This is not a crew that starts a project and leaves you high and dry for 1-2 weeks or with 1 guy working for 5 days on his own. Not a Mikey Mouse crew! The real deal. Top notch tools, and trades. Mike and I had a schedule agreed upon before hand and they did everything they could to stick with it. Even the occasional Saturday work to keep my family move in date on track. M&D team are all skilled tradesmen. They know what they are doing and I said before, very little to know errors, and VERY Clean. I would inspect my home project each night and I would always find one of their team members vacuuming up and cleaning up as much as they could collect. I love the fact they looked at my home as my family home and not a work site. I check a number of quotes from other contractors and some were very expensive and some were cheaper but what sold me in dealing with Mike was his care and attention at the beginning. He pointed out things that actually ended up de-scoping work, to help us lower the risk of our project and cost. Some firms out there were willing to rip my house apart for a dollar, Mike didn’t look at the buck he could bill but our vision and plan. I knew after dealing with Mike on a first few meetings he had our interests at heart along with his business. Together we made decisions and worked though schedule changes that although minor, Mike always made sure we could make up time and we did. My project was a complete gut of the 1st floor of my home. Everything! M&D did my flooring, gutted my kitchen, some walls were removed, installed new hardwood floors, new doors, baseboards, smoothed my ceilings, installed 36 new pot lights, prepared my kitchen for a new kitchen install (with electrical and plumbing) gutted and installed my new bathroom including tiling sanded and painted my stairs, painted ceilings, walls, did wall paper in one of my walls. They did it all. We couldn’t be happier with the outcome. I even called Mike up for a small item post project and he came by to help. No problem he said. I tell people the best you can do for any home renovation project is 3 things: 1. Know your scope and plan, plan and plan again. The more you know what you want the less mystery on cost and schedule. Get a designer and a home engineer to inspect your place to remove doubts. 2. Get all your materials ahead of time. This is in the home owners control and prevents any delays due to missing materials (floors, doors, bathrooms etc..) 3. Pick a solid contractor, and hope for the best Well I feel i was very lucky and hope was on my side. The reviews for M&D buildings are true. These guys are the real deal.

We hired mike and his team to renovate our home in preparation for sale. Mike's team was great. We had them renovate 2 bathrooms, redo tile in our basement, patch our front hall tile, and repair a rotting window sill in our basement. The contractors worked long hours to make sure the job got done in less than 2 weeks and we're incredibly friendly. We have three dogs, which was a concern for us during the renovations. The contractors were amazing with the dogs, letting them out during the day, playing with them after work, and protecting them from the renovation debris. It was a huge relief to know that they weren't afraid of the dogs, and that the dogs weren't then disturbing them during the day. We have built several homes in the past and are very familiar in dealing with construction. Overall, working with mike and his team was a great experience and we would use them again for any other Reno projects we may have in the future.

M & D Buildings added a powder room and renovated our main bathroom and we are very pleased with their work. We now have two rooms in our 40+ year old house where the walls are plum/straight! We are absolutely thrilled with this company. We have already hired M&D Buildings to do our main floor and kitchen renovation in the new year, and will definitely hire them again for any other future work.

We recently performed a complete master en-suite remodel by M&D buildings and are very happy with the end results. From initial consultation to final inspection, it has been a great experience. We initially looked at 6 contractors and M&D was not the most expensive, nor the cheapest, but we felt like they provided the greatest value of everyone we saw. Their reviews and portfolio were the best of the bunch. Mike is very easy going which removes much of the stress from a major remodel. He was extremely responsive, responding to texts, emails and phone calls immediately. The project was completed in 8 days, which was ahead of schedule and on budget. The team was very professional, laying down tarps and plastic over the floors and furniture. Each day ended with the team removing all tarps and vacuuming the entire site and common areas. The team arrived on time every day and worked 12 hour days. They were all very professional and address any concerns we had. The trades people are very skilled and you can tell they take pride in their work, focusing on the details to make sure everything is done right. I don’t normally write reviews but I felt compelled to in this instance because finding an honest and skilled general contractor is a daunting task. I highly recommend Mike from M and D Buildings. Mike is not only a general contractor, he is a Professional Engineer with a Master’s Degree. We purchased a 1970 house that needed massive renovations. Our whole house was brought down to the studs and Mike handled everything like a true professional. The house had asbestos, mold, plumbing and electrical issues, and Mike calmly walked us through everything. He is extremely knowledgeable. He removed load bearing walls without a hitch. The renovations included the remodelling of 2 kitchens, 3 full bathrooms, laundry room, 2 sets of oak staircases, new 200 amp electrical panel, all new doors and windows, etc. I cannot stress how happy I am with Mike. You will not find a better contractor. He is reasonably priced, his contract is clear and detailed, he responds promptly to texts and calls (within seconds), and he completed our house ahead of schedule (10 weeks). I have recommended M and D Buildings to all my friends and family and I encourage you to call Mike too. Don’t hesitate! You will not be disappointed.

I contacted M&D for a quote consultation for my mothers basement in Mississauga, in addition to a few others. As of now we have yet to make a final decision but it was important to me to come and leave a review on the experience I have had thus far. I ended up selection M&D Builders because of the favorable reviews here on Houzz. Mike (the owner) came with a contractor, looked at the project.... then had to come back with another contractor, looked at the project again, finally gave me a quote which EXCLUDED all the material that I had to personally buy (is that normal that I have to go out and get my own material for the reno?), and excluded stuff like simple painting (which I didn't know at the time but meant that even when the project was finished, it wouldn't actually look finished). I actually had to hire a painter to finish the job to make it actually look 'finished'. It seems Mike doesn't know much about building, renovation etc... he's finds the jobs, collect the money and then finds contractors to do the work. (Which seems to mean the work in not consistent). This team - Les and crew where who Mike selected for our project. For the first 3 weeks I saw the contractor once every 3-4 days. The main contractor never actually ever showed up the entire project despite him saying he would. Only at the very end after I complained that the job was done poorly and they come back to fix even more things. Here is how it went... Hit a snag towards the end of the project (due to a miscalculation on the part of the contractors) so they suggested I would have to remove all the baseboards and re-install them. Of course this would end up costing me more but it would be the "better way to do it". So we did, and it was a disaster. They did such a poor job on the baseboards and shoe molding. Gaps, overlaps, lazy cutting, etc. (you can see the pictures). They installed doors, and latches and the latches were misaligned with the doors so they didn't even close properly (see the pic). Communication was not good. I was told multiple times that contractors would show up on certain days... they didn't. I had to complain, multiple times ... and the finally came back to "fix" it. Not to mention they totally forgot certain key elements needed (like giving access to a drain pipe which they forgot about and completely covered). And flooring... it wobbles in certain places. Not exactly what I requested but again rather than taking the effort to ensure the floor was level before they laid the laminate, they just laid it. Overall I'm very disappointed. A project that really should have taken a week and a bit, ended up take a month. Things were forgotten and had to be re-fixed only because I complained. To his credit, Mike did what he could to try and appease the situation, but he was looking for easy ways out and he just picked the wrong contractors for the job and it made him look bad. I would think twice before hiring this crew. There are just better options out there.

Completed a mud room addition for us which took over part of our garage. The crew where efficient and on time and had attention to detail. Very happy with the overall project.

We had Mike and his team do our kitchen and renovation of main floor to make it open concept. They did an amazing job and we were so happy with the work they did. Mike was always available to talk or answer questions no matter when I messaged! There was added work that came up in our older home but Mike did his best to manage costs and they worked so hard to get us back into our home as quick as possible, even working on a long weekend. I had worried about hiring a contractor after a previous bad experience but I would recommend M&D buildings to anyone. They are trustworthy and will do their best to make sure you are satisfied.

Great customer service, and the workers were all very friendly and dedicated to getting the job done right, while keeping me in the loop. Started very close to the time when they said they could start, and then worked continuously to get the work completed within about 4 weeks. While there were some initial problems with the painting, they immediately jumped on the issue to resolve it within 3 days and to my full satisfaction. Very easy to work with these guys, I trusted what they said and what they charged, the job was done quickly, and I love the results. I would definitely have them back to do more work. Thanks guys!!!

We contracted M&D Builders to renovate the main floor of our house (create open concept, build & install kitchen island & cabinets, install hard wood floors including the necessary painting, plumbing & electrical) . They did an excellent job on all fronts. Here is their score card :- Project duration: 3 weeks (a couple of weeks ahead of schedule) Project Manager: Mike was always polite, punctual, proficient and precise in all his dealings with us. Renovation Team Lead: Michael was very sharp and excelled at plumbing and electrical work. He came up with the ideal solutions for us to re-route existing plumbing, duct work and electrical to give us the best possible outcome. Renovation Team: The whole team worked well together, they did quality work. They were careful with the demolition, floor installation, dry walling and painting. They arrived on time every day and worked quietly and diligently. The paid attention to detail and made sure everything was trimmed, caulked and touched up to perfection. Parts of our family room that were not part of the renovation were carefully removed and reassembled as if it was untouched. Kitchen Cabinets: This was sub-contracted to Lanxin Kitchen & Bath renovations who worked with us to ensure we fit all our requirements into the design. On occasion when our schedules clashed they went out of their way and met with us on a Sunday to iron out some of the details. Laura a wiz with the design software came up with the ideal design for our Kitchen and Robert and his installation team did a wonderful job assembling the cabinets in our Kitchen in record time without a scratch on our newly laid hard wood floors. They worked with the counter top guys to ensure measurements were precise and the installation went without a hitch.

I hired Mike and his team to renovate our main floor. This included removing a load bearing wall, adding insulation to the exterior walls and attic, installing floors and trim on the entire main floor, and updating the main bath. Although I had a vision of what I wanted the finished space to look like, I was very cautious with who I hired because much of the project was about what was behind the walls (structure, electrical, insulation, etc). I am confident that hiring M&D was a good decision. I was very pleased with Mike’s ongoing communication, dedication to solving problems, that inevitably arise, and compliance with municipal regulations. With Mike’s expertise in engineering, he presented drawings/plans for the building permit as required by the city. Once the walls were exposed and he had a better look at the structure of the house, it was evident to Mike that the plans had to change. He was able to adapt the plan/design while still creating my vision for an open concept. He and his crew were professional and pleasant. They were always willing to please and happy to listen to and address any concerns I had. Overall, I’m very happy with the end result and will consider hiring him again when I’m ready to tackle my next renovation!

M&D is dedicated to excellence. Mike, the owner, is professional, trustworthy and detail oriented. He set a high standard reflected by the entire team. We contracted for a complete kitchen renovation & new hallway tiles. We were so impressed by the quality of work that we expand the renovation to include 2 bathrooms & painting throughout. All the trades persons were top class. We were notified when work would start & they were on time! The work site was tidied up daily. All necessary liability, electrical and plumbing certificates were provided. Mike, the owner, visited the project site a number of times and answered questions promptly. Mike, the project manager, was very proficient. He committed to the project, coming out on short notice to correct a problem (left by a different contractor) so that work could proceed as scheduled. The renovation was done on time and within budget. We highly recommend M&D Buildings.

M & D Builiders are extremely professional, courteous and helpful. Mike and Mike were always readily available with any questions we had, offered helpful suggestions, were on time with project delivery and above all extremely clean when working! We had worked with another company in the past which resulted in a disaster and were very hesitant about what we may end up with! Needless to say, we are extremely please with the end result, on budget and on time!! I would highly recommend this company to anyone that is thinking of doing any sort of renovation project.!!

We renovated the main floor of our house, taking up ceramics and carpet, replacing with engineered laminate throughout. We partially opened a wall to create open concept. M & D Builders by far exceeded our expectations. As with any renovation, you come across unexpected challenges. Ours was related to plumbing and sub floor quality. We were given the best of advice and the extra work was completed without being rushed and with importance of staying within code. Quality came first. M & D ensured their part of the renovation was completed within the timeline of our kitchen installation. The crew cleaned up daily, were very accommodating, respected and trusted. Mike showed constant follow up, always asking if we were satisfied with the work being done. We had a great experience and would highly recommend M & D Builders. We will be calling them back to renovate the upper floor when the time comes. Thanks for the wonderful experience! Our house looks amazing.

The team at M&D Builders was very helpful and professional from the design stage to the finishing. The quote was accurate and the project on budget, communication was excellent, the whole team very friendly and good. They worked with us on the design part, and helped us a lot. They were as well very honest. We tried many contractors for our bathroom and windows projects in the last 2 years in the Georgetown area and they are nowhere near the quality and professionalism of the M&D Builders team. We recommend them wholeheartedly.

We recently renovated our master ensuite bathroom and the most difficult part of the project was deciding upon a reputable knowledgeable contractor. We did not have any referrals from friends or family so we relied on our internet research and selected 5 companies to visit our home, see our bathroom, discuss our wish list / budget and provide estimates. When we met Mike from M & D Builder our visit with him stood out because of his approach, his demeanor, and his experience. From the first visit Mike had a very caring attitude and that was just as important to us along with quality of work, knowledge, experience and being a professionally run business with insurance and warranties. Once we were introduced to the project lead, Michael, and the rest of his team, our positive experience continued. Michael and his team were always on time, worked very hard and made sure our home was cared for and cleaned up every night. The project took exactly 3 weeks as Mike had shared it might. There was a delay on our end due to a backorder on material but Michael and his team asked to work longer hours for a few days so that the project could stay on track. The project was slightly over original quote but that was on our end as we required extra electrical as well as an upgraded finish around our corner tub; otherwise, the project would have been exactly has Mike shared. Throughout the 3 weeks Mike and Michael were always available to address any questions we had; even outside of working hours. I would highly recommend M & D Builders for any home renovation project that you have. My husband and I love our new ensuite and we are waiting for another quote from Mike for our 2nd bathroom! Great job Mike and Michael. We couldn't have asked for more!

I thoroughly enjoyed working with M & D Builders! We hired them to do a partial basement renovation, which meant turning part of our open concept into an enclosed bedroom suite. The project consisted of building 2 walls, each with door installations, removal of pop-corn ceiling, installation of pot-lights, installation of laminate hardwood and new baseboards, and finishing it all with paint. Everyone was professional, courteous, dedicated, and friendly. They were committed to high quality and working within a deadline that was rather tight. I would definitely like to work with them again and would recommend them to anyone! It was a real pleasure.

We contracted M&D to come in and almost completely redo our master bathroom, as well as replace the countertop in the powder room and attempt to solve some errors in the kitchen by a previous contractor who did not care to take responsibility for their work only a year ago. M&D missed their initially given start date, but were courteous and proactive in updating us and letting us know why. Once they got started, work got completed quickly, but you wouldn't know it by the final result - everything looks flawless, and the attention to detail shows in the finished product. M&D was always communicative throughout the project, and stressed multiple times that their goal was our happiness. Both bathrooms got catapulted several decades into the present, and the kitchen floors look significantly better than they used to. Unfortunately not everything was perfect. Besides some minor issues (which M&D sorted quickly - see their goal stated above), their countertop supplier delayed several times, eventually providing the wrong countertops before delaying once more, resulting in the correct ones finally arriving several days late and beyond the original timeline. I realize this is not M&D's fault directly; however, the partners and/or suppliers they choose to work with do reflect on them, whether it be positive or negative. My only critical feedback, then, is that M&D carefully consider the partners they choose to do business with, and more carefully manage customer expectations when it comes to issues relating to these partners. Overall, while I don't think it's possible to ever have a "perfect" experience with a contractor, M&D came pretty close and I would certainly use them again for other projects, as well as recommend them to friends and family.

My experience with M &D Builders are excellent.... Everyone is professional, curious ,& knowledgeable...it was a pleasure to have employees be on time, discuss any items on the days agenda that needed to be addressed & offer any assistance with changes if any were required. Mr. Messiha was always in contact & on site when needed & very personable...... The work site was always clean at the end of the work day. I'm very pleased with this company.

We hired M & D Builders to complete a main level renovation. They prepared our main level so we could have another company install new kitchen cabinets. Like they promised, the space was ready in 2 weeks for the kitchen install. Michael and his crew were punctual, courteous, hard working, professional and highly skilled. They always left the house clean and tidy, keeping us up to date on the progress of the project. Mike worked well with our kitchen designer to help solve some unforeseen problems along the way. Mike was always available to answer any questions we had and accommodated all of our design needs and requests. Overall, the project was completed within the expected time lines, and we are very pleased with the results.

Mike and his team is punctual and extremely professional. They are skilled at what they do. We are lucky to have M&D completed our master in-suite bathroom. Mike listens to our opinion and needs and make great suggestions and effort to make it come true. The project involves a lot of plumbing work and change of layout but everything was completed timely with no hassle. They brought protections for furniture, floor & stairs, and took trash away after project was complete. Communication with Mike is easy and worry-free. I was looking to get my basement renovated last month, it was my luck that I found Mike from M&D Buildings. I moved to Canada less than half a year, so I have no experience on renovation and who to hire. Mike and his crew did a great job at a good price. My basement is small, and I didn't have a big budget, but Mike worked with me and my wallet. Mike and his expertise provided me a great suggestions about the layout, the color, the heating, the lights, the stairs, etc. The work they had done was also great quality! Mike and his team puts most contractors to shame. After dealing with 3 other contractors, I was referred to him by a friend. My first impression was that I was really blown away by his professionalism and knowledge of the trade. Mike and his crew were always on time, the work was impeccable, and were very courteous. This is the 2nd time we hired Mike based on the very pleasant experience we had during the work he did three years ago. The reason we went again with Mike was Honesty, Cleanliness, Quality and Price(in that order). For us having an honest conversation is the most important aspect of getting any work done. Mike is one of the very few general contractors who are honest and trustworthy. We never had any issues with price escalations or un-intended changes from Mike or his crew. After each day the crew would clean the surrounding area clean and would not leave tools and equipment un-attended. But the price quoted by Mike is very reasonable compared to the quality of work the crew does. We are very happy with the outcome and Mike will sure get call soon for more work. He delivered all the required architectural, mechanical and plumbing drawings on time and he also submitted it to the city and got the approvals in a timely manor. We hired Mike from M & D Builders to produce the full set of drawings required to our commercial building extension project in Brampton. He quickly scheduled to come over to our site to discuss the project further, he also schedule for his team to drop by the place for measurements and proceed with project. They were extremely helpful through the entire process and were able to have the drawings completed and submitted in a timely manner.
