New Space Design Build

I gave Frank an opportunity to handle a gut renovation of a three bedroom apartment. Frank re-assured me that he is a stickler for details and super organized, etc. Over the next 2 years and some of it was not his fault due to COVID, it became clear that this was too much for him to handle. Key issues include - Lack of communication and not proactive in fixing problems / don’t even know the problems half the time - Excuses when problems are highlighted -Poor workflow / crew management - forgot to do DOb approval so we had no gas for 4 months with 2 young kids is one example -Poor budget management - subs routinely don’t show up since they’re working for someone else or on another project -Poor timetable management leading to delays and fines of over $10k by our co-op -Poor management of subs - mItems not delivered or done as discussed to save costs (millwork) -Low work quality (not a single wall is square, we had cracked tiles filled with grout, things misfit and mismeasured, nothing is level or square on ceiling or floor). Workers not managed. The foreman barely shows up and quality is terrible. One worker flooded my neighbors apartment over a weekend In the end, ended up taking matters into my own hand to find issues, get ahead of it and try to highlight or fix it. Promises of fixing things never materialized - 1 year after “finishing” To date, more than 20 open items. Frank is a nice guy but I wish I never hired him and went with someone else.

We love New space NYC. They truly change the look of my bathroom. Their team members sent the before and after pictures and no one can depict that it was the same bathroom. Such a painless experience.

Did everything I asked for whether which color I have to use in cabinets to the type of dishwasher I want to install in. I am so happy that they accommodate my crazy requests. Kudos to New space NYC

We were so frustrated with the performance of the previous contractor, they left a sloppy finish details all over the apartment, after 3 attempts to repair and correct the issues and we decided to end the relationship with them. Then my husband consulted with the super of the building and decided to hire New Space. Frank gave us 5 stages to correct the work since some of the work required to demo the walls and started all over. We are very happy with the finished apartment, or we will be looking at sloppy work every day from the first GC for many years to come!

The overall process was so enjoyable. They successfully renovated my kitchen and bathroom in a very graceful manner. It looks like new again. Even my neighbors also compliment me that from where I have done the renovation work.

I had contacted 3-4 contractors for doing the kitchen remodeling job. After searching a lot, I had decided to hire them because of the integrity they had presented during the pricing structure and in the bidding process. Very happy with the complete kitchen reconfiguration. Throughout the construction process, there were few major issues, Frank discovered the building sewage has a small crack and he resolved with building plumber and the super, or we will need to remove the countertop and the cabinets in the future to perform the repair. He discovered the electrical pipe from the opened wall is feeding electricity to half of the apartment, when he brought up the issue to us, he already had 3 different solutions, amazing! I am glad that I came into contact with this company.

Showed a deep interest from the beginning. I couldn’t be happier with the apartment transformed. They took care of unexpected plumbing issues at no charge. What I really liked about New Space is they listed all the scope with itemized price, and there are no surprise charges during construction, only for the few new items I added after the demolition. I am so happy with the services and the transparency of this company.
