Design-bid-build require homeowners to find an architect and designer, pay a lot of money to develop plans (with no promise from anyone of what they might actually cost to build), enter a bidding war to secure a qualified, reliable, and reasonable contractor to actually complete the job, then manage communication between the designer and contractor. Finding responsive professional contractors proves to be much more difficult than you might expect. It usually ends up taking a lot longer and costing a lot more than you’d budgeted.
