In such a small powder room, I‘d skip the cost and effort of adding wall tiles. Just a great moody paint color (could add wall molding) can be very impactful and with the money saved, could replace the sink. Hold off picking a mirror and lighting until the end and suggest leaning more classic.

I really like your art; and most importantly, you like it - and that is everything.


It was interesting, because when I created the visual with AI featuring the tapestry, I had requested a coffee shop/cafe type of image for the tapestry; so when I saw your picture, it was an amazing ‘coincidence’- with your cafe scene.


Is it a painting? I can’t tell from looking at it on my phone.


Yes, you could create a gallery wall using that picture. You would have to hang everything high; it would also be more frames that could potentially be in the way for people sitting and standing up, etc. Plus, the idea of people sitting with a bunch of frames right over their heads is potentially not the most comfortable feeling; not good Feng Shui. It’s a tight situation for art, since the bench is flush to the wall.


Also, with a gallery wall, your art could sort of get lost in a sea of other art; although, if you place it in the center of the gallery, you can possibly showcase it better. I think another thing to consider, is that one large piece might have more impact there.


However, if you would like to create a gallery wall around that piece, you can; just center it in the gallery arrangement.


Another option could be to create your own tapestry, using the image of your art. You could even include the black frame on the tapestry image, if you wanted to. You are able to customize it.. Amazon has many vendors who do this. I have done it, myself- I created a word art tapestry, featuring song lyrics that are meaningful to me. I haven’t hung it yet, although I’ve had it for awhile. It was a fun and easy process to customize the tapestry. Basically, all you have to do is upload your pic and adjust it in the view and specify size.


So it might be something for you to consider. You would be able to have a much larger presentation of your picture - with no concerns about people being uncomfortable, and/or bumping their heads on the art.

Or, as I suggested in first comment, you could use your one picture, and flank it with some battery operated wall sconces. That could possibly give the picture more presence on the wall.

Changing small items like handles and lighting won’t make a difference overall. Don’t be disappointed that your level of enthusiasm isn’t expressed by some of your friends. Tastes are so different and also your expectations for their enthusiasm may be too high. It has a lot going on (stain, dark blue, black, ivory, different counters), so that might affect their responses, as it feels chopped up




If interested (and possible), suggest stripping the navy and stain to match the rest. Even add wood trim on the hood to help tie in a bit better. I’d replace the island pendant and hardware to the same brass finish as the faucet. The art of mixing well is created with cohesiveness.

This looks like a very well functioning kitchen with top end choices. So brava for that! For me, though, it's the black cabinets that break up the visual flow of the uppers. There are big blocks of finish contrasts going on in a kitchen with no window: black cabinets; wood cabinets; massive cream range hood, i.e. three visual fields in a small amount of space. All the same, leave it. You like it.

Two possible tweaks if you must:

Counter stools matching wood instead of black stools as below. And clear glass pendants.

If you paint it two different colors, the space will feel smaller/broken up. Suggest choosing a neutral color and create a visual separation with two rugs and accessorize the entrance to feel more like a foyer.

If interested, I’d remove all the smaller accessories, as larger items will ground/define each space better.

If you skipped adding stone, would your budget then allow for the windows to be replaced (which would be my priority) as that wall is really busy and I’d also remove the peaked section…less is more. Maybe look at inspiration pictures to identify what you like/suits your furniture/decor’s style. It’s hard to recommend without knowning, but hope this helps.

They wallpapered by themselves with a door, rollers, tape etc..

Too much work, I decided — for me anyway.

Do you gravitate towards small scale or large scale?

I have my flour and sugar in decorative canisters, but I use ziploc bags inside the cannisters. I had a problem with ants a few years ago, so nothing in my kitchen is in anything that ants could get into. Everything is either in airtight glass or plastic with screw-on lids or in ziploc bags.

^^^^A few weeks ago, I had some ants on my extended ledge behind my kitchen sink (for some reason, I cannot remember the name for a casement window that extends out because of a deep ledge over the sink). This was the first summer that I’ve had ants - luckily, they were just around the sink area (all my canisters + food items are in the pantry).


Using ziploc bags inside canisters is a great idea if you have decorative ones on your counter. I wouldn’t purchase the ones you’ve shown unless they will be displayed on your countertop vs. hidden away inside a pantry.

The essential design feature on the light fixture is that the glass ball/glove has a glass neck which is not typical. This one from Lucia Living doesn't come in chrome or in a 3 light.

Is it presently in the powder room or is that the picture from Marketplace? If in PR, suggest flipping so lights face down (won’t accumulate as much dust either).

The chances of finding the exact fixture might be difficult and be paying full price.

Maybe search on Marketplace for a set that might even suit better, are proportionate to mirror(s), and complement the faucets and hardware. If patient, you’ll eventually find (and may even suit better).

Just use art and cushions to break up the love seat/wall and by placing the seating against the wall, you may have room for small nesting tables.


Placing the shelving on each side of the love seat will create a well balanced focal wall that also grounds the room.

I would be more worried about nightstands and end tables than book storage. Something like this gives a table surface for a lamp and a place to set your phone but also lets you store books and whatever else you need in the drawers below. They're only 17" across.

It’s important to consider the big picture, so you end up with a cohesive, inviting space. Hope these ideas help.

1. The two small pictures are lost on the wall…try hanging them vertically between the cabinets, or add open shelves (stained the same as table) and intermix with cups etc.


2. On the now blank wall, suggest a grouping.


3. Seating area: I’d remove the floating shelves in a heartbeat for a lot of reasons. Looks like the flooring is green(?), so I’d paint the bead board and/or the bench green. The wood trim will be uncomfortable when people lean back…so suggest adding large cushions and change the fabric on the seat pad to suit. A hanging lamp will add a lot of ambiance and you’ll need compact chairs, given the small space and the water cooler’s location.

Your home is lovely, but I can understand why you'd change out the blue walls. The green tiles are so beautiful. Diana's suggestion for sage green seems very fitting. I'd find some big art work that you like and place on the bench wall. The room needs to work for you as your children are young and change it as your family needs change..... I would work on color flow from room-to-room.

Are you open to using your art elsewhere? Because of its size and having to fill up the wall, it feels heavy and busy. Sometimes less is more.

What about larger/lighter art and then use as your jumping off point when choosing the couch (proportions will be important) and with the rug and ottoman decisions. Hope this helps give you a sense of the feel.

Is the bar floor sunken (step-down)? Looks like a 1980's Toll Brothers plan. We saw a few with that layout when looking at houses in southwest FL, but they were original and needed lots of remodeling!

Height + width/finish/shade’s shape are all important.

I think your lovely room feels both traditional and contemporary and suggest a lamp that will add to its feel. (I‘m not a fan of the shade in your example.) I find testing a lamp in the room really helps and return if not great.

Like a few have suggested, select chunkier lamps. That will help even out the thin legs of the end tables. If the picture in the center can be reframed I’d go with a thinner frame there, since the other painting has a thick frame as well. Together they seem heavy and a thinner frame in the center would help balance them out.
I like your choice of chandelier. That would look nice in your room. I added a blue throw to pull some of the blue to the sofa.

The all brass lamp that you posted seems a bit heavy and stodgy. Would suggest selecting a lamp that is not all brass but perhaps a combination of brass and ceramic.

Until floor plans are provided, potential and suitable suggestions are more or less just ideas. There may be other needs to consider and once these have been defined, suggest getting quotes. It’s really the best way to decide, both financially and practically. She should also weigh the unheaval and inconvenience, as these are more than cosmetic.


Have you discussed maintenance (inside and out), repairs, and emergencies. Our house was built in the 70’s (we’re in our 70’s) and we needed a new furnace in December (no heat for 2 days), flooding in our basement due to recent extreme rainfall, and fence damaged in very high winds. Only mentioning, as before time/money is invested and her only being 65, I’d suggest waiting to make the long-term house decisions. A friend of mind in her 60’s bought a condo. The building is within walking distance to everything, has an indoor pool, a social room where people meet for wine and cheese, fitness classes, etc. She was living in a large home on her own and says it was the best decision.

I most certainly am aware of things that would make my house easier these days, but it's things like self-washing floors and casement windows with rollascreens and no fake dividers, for easy washing, replacing the triple-track self-storing storms/screen on the double-hung true divided-light 8-over-8 windows. Can we start with this primary bathroom design? We want to keep layout the same bc we don’t want to move plumbing but I’m wondering if we can get a bigger footprint for the shower. Also my mom doesn’t want to make any layout changes so she won’t let me expand this bathroom.

This is 70”x70” square with a center line of the toilet at 15” off the right wall.

We will have the door swing outwards so it makes the bathroom less cramped.

Given the location of this area, unless using as an appliance or coffee station, will you really need functionally?


We designed our last kitchen‘s area similar to below...glass cabinets on each side, closed in the middle with drawers. It was ideal for our needs.


To help you visualize, here are dark cabinets. There are lots of combinations and maybe consider before you make a final decision.


A cupboard would be on both sides.

'Form follows function.' I love my glass front cabinet doors because they break up the many solid cabinets, but they are also right over the DW so it's easy to load them up with pretty dishes in an orderly fashion--it functions well. Consider carefully how you will use this cabinet.

Thank you everybody. I posted the floor plan father up in the comments and I was planning on putting my everyday dishes and glasses in the 36” wall cabinet above the dishwasher since it’s in close proximity to the dishwasher as well as the kitchen table. These potentially glass-front cabinets next to the refrigerator would be used for lesser used items since the cabinets are farther away from the prep/cook/clean-up areas. I still haven’t decided which direction I want to go with the doors for the cabinets in question. One potential hang-up is that it will be 2 separate cabinets instead of one big cabinet open across the inside.

When I’m redoing a room (just working on my master bedroom), before I start buying items, I like to get a sense of an outcome, so look on line for ideas/combinations.

A rug is a great place to start to define both color and room’s style and consider the shape/finish/style of the coffee table. Once they are in the room, it will be much easier to choose the rest.

If you're planning to watch TV in this room, I'd place the TV on the staircase wall and a large canvas on the wall above the credenza

Move the furnishing items around as recommended in this layout. Move the lamp table with lamp to the other side of the sofa away from the kitchen and place the floor lamp closer to the kitchen

I would follow Jan's advice -


- Selecting the matching dining chairs + counter stools = the two spaces won't look curated = hand-picked/selected. Identical styles (other than changing the upholstered portion of the stools/chairs) will make your home look like a page pulled straight from a mass-market furniture catalog rather than a collected, personal space.


- if you provide photos showing the surrounding areas, people will be able to see the style of your other furnishings. Your island + .dining table seating don't exist in isolation. I noticed that you posted a video - however, videos do not work on this site = if the video showed other areas of the home, we cannot see them.

If you have enough fabric, suggest a valance on small window and not dividing up the big window. Given it’s a bedroom, covering the arch may help with sleeping in as well. If you have left over fabric maybe use to cover a lumbar cushion for the bed.

You can protect the brick with chair felt pads (but tend to come off) or these.


Vinyl mats come in large sizes and will be easier to move chairs, can be wiped clean and will not be a tripping hazard, so could use an 8ft round.

Sounds like you want a rug, so be sure to test a few to see if a nuisance to pull chair in/out (and also if impeding the walking space). Suggest a darker pattern to compliment the kitchen but also to hide inevitable spills.

I do plan to paint the riser under the wine fridge the same Hale Navy as the vent cover and island. The granite is well supported by a wood extension under it. The table will be centered under the light. It is in its current position so we could get the light hung. In the past three months I have cleaned out a 3400 square foot house we lived in for 24 years, packed up what was left 16000 pounds and unpacked into a 2400 square foot house three states away. I have been in my new house one month so there is still a lot to do. I am 82 and one of the movers told me I was the toughest old lady he ever met! Thanks to all for your advice and compliments.

Depends on what you are not quite happy with and your budget.

Easy: I’d remove the shutters and paint the brown pieces a light color that fades into the stone as you want the focus going to the front door.


Big impact: I think this area might have lots of potential (can you show a close up). Note wood ceiling below, which could be stunning.




Biggest impact/more expensive would be adding a curved walkway and even landscaping improvement down the road.

@RNmomof2 zone 5, a 22" sink base is plenty big for a standard bathroom sink. Now if OP is putting in oversized troughs then it wouldn't fit!

You do not have to center the sinks within the 30-inch cabinet boxes if that creates worse mirror and sconce placement.


In a bathroom like this, I would prioritize the finished composition of sink, faucet, mirror and lighting over perfect symmetry to the cabinet carcass. What most people actually notice is whether the vanity wall feels balanced when you are standing in front of it, not whether the sink is mathematically centered inside each base cabinet.


If moving the sinks slightly helps you keep better side-sconce spacing and keeps the bowls from feeling crowded against the side walls, that can be the better solution. The important part is to make the offsets intentional and coordinated: check faucet placement, usable counter space, drawer/door function, mirror centering, and how close the sconce glass or bulb changes will be to the walls.


From a production and QC perspective, this is really a tolerance-and-clearance question. I would mock up the sink centers, mirrors and sconces full size on the wall before final plumbing rough-in. That usually makes the best alignment choice much more obvious.

I wouldn’t necessarily choose just based on cabinets and counter. Paint color, flooring, backsplash and even the window treatment are relevant. You also mentioned your family room and if adjacent, what is your color scheme and incorporate. Consider non slip vinyl as it just needs to be wiped up (I really like mine).

Think holistically no matter what you decide to do, since the flooring, counters, and potentially bookcase areas are being changed. It will depend on what’s feasible space wise, your interest and budget.

Easy change: I’d remove the stools and add a smaller, more interesting rug. Contrary to chair placement below, placing chairs facing each other will make it feel more open and congenial. .


When budget allows, consider two ideas: 1. replacing the dated mantle with a wood stained (matching new wood flooring). You should experiment regarding its width and suggest waiting until the sides are redone.


2. I’d lose the lower cabinet and add one just large enough for the tv viewing at eye level when seated. Suggest wood open shelving above that matches flooring and add sconces. Between the configuration below and the mantle, the wall will be a lovely, balanced focal point


Saved your real quandary lol, but it should be done before the above. The space and measurements are key and start there. Imagine below, but in reverse. Wider and longer counter with storage on lower half based on your needs and preference. Hopefully add 4 stools (if 2 are far enough from stove).


Space would be gained with a custom banquette. I think it would also draw people, even when not eating. Consider a window treatment at some point.

Don't add extra overhang space to the island. The "extra workspace" gained would not be in a useful place since it's on the other side of the island and out of the Kitchen. (Also, skimping on overhang makes for uncomfortable seating.)

In addition, if you add seating, you now need a wider aisle b/w the island and seating in the Living Room (5'), especially b/c it appears you have an exterior door at the end of that aisle. You need room for seating at the island + a wide enough aisle to accommodate traffic to/from the backyard (I assume it's the backyard).

The storage and aisle space b/w the island and Living Room seating are much more important!

Regarding the FP & built-ins, what do the interiors of the built-ins look like? How would they look if you removed the doors and then staged them as open shelves with the "top" shelf (top of the cabs) as just another shelf?

I don't know how the TV is mounted in the built-ins, so I don't know how it would look if it was all open shelving.

Maureen's 3rd pic looks promising, but it might mean replacing everything (and cost more).


I definitely think Emily's mockup of extending the floors to the Kitchen & table space make the place look much nicer! I'd spend the money there instead of new counter for the island just to add seats that probably not really needed (or can be added functionally).

Can you delay doing this, as well as changing the shingles? With your plans to add an extension, you could include storage and a more a private space for your partner. I think you might save money and end up with more practical space. Look into what‘s possible and get estimates. Your budget (including updates to house’s style if wanting a more modern feel) will be a good starting point.


If it will be some time before you can add an extension, consider an outdoor structure.

I had a true Cape Cod with a 12:12 pitch and added a full length dormer in back. Even with the steep pitch, I barely got 5 feet of head height at the wall of the dormer. I don't think you'd get any appreciable or usable head height with a 5:12 pitch. Is there any way to increase the size of the planned addition to give your partner his wanted space?

Do a google search for cottage house plans or ranch house plans. Alot of ideas come up. With no basement and if there is not enough structural support for adding rooms at the top, it will be much lower cost to simply add on. craftcottagebuilders.com and others offer "modular" homes (not manufactured) and might be able to offer a lower cost alternative. I've been thinking about making some changes to my home and found that exploring on Google.

How large are you considering, what are your needs/wants in addition to a fire pit (ie: seating/dining/bbq) as well as an overhead covering? I think the fire pit might dictate the location and configuration. Maybe keep it where it is and you’ll have more options design wise.

2/3/4: Where will mirror be added..you already have 3? I’d actually remove the ones over nightstands as it feels very busy/crowded and don’t paint the beam or add anything on wall. It’s a small room and the more you add, the smaller it will feel.


Not asked, but consider a different window treatment..less can be more. Do you need light filtering and all day privacy? The look below would suit your style.

I really like how your dresser fills up the wall under the TV like a media console - looks really nice! If I didn't have a fireplace on the wall opposite my bed, I would add a similar looking dresser across the entire wall!

I would consider adding art on both sides of the wall where the TV is mounted. That would help make the TV less prominent + they would look nicer than a bunch of little photos sitting on top of the dresser underneath the TV.

I assume that you want a tonal room = don't want to introduce any accent color to the room? I also assume that the plastic is still on the lamp shade because you are still deciding whether to keep it or return it. If you don't want to add an accent color, I would introduce some extra textures to the room. For example, you could add a textured long lumbar pillow to set in front of your three Euro pillows.

I definitely would not paint the soffit about your bed. Your headboard covers most of the wall already - painting the soffit would bring down the height of the room even more.


I feel like you already have enough mirrors - however, I am not a designer = maybe hanging some over the nightstands is a good idea - I just am not sure.

If it were me, I’d chose a color that is complementary to the entire house, especially the stone.


Maybe consider painting the shutters the same color as the peaked areas.

Draw the eye to the entrance even more by creating a warmer, inviting feel.

If you look on Pinterest for example and search “tiny foyer with stairs close to entrance“, you’ll see all kinds of ideas and will soon be able to narrow down what you like/be sure to tie it in to the adjoining room. Key are proportions and going vertical, as height will create a more balanced effect. Suggest a square rug to pull it all together.

Consider as well a battery operated sconce.

My mom was in a home for a number of years (bed centered in room), but only until her needs grew did full access around her bed become important as sometimes two aides were needed. Have you asked for their advice/how other rooms with two beds have been configured?

Wonder if each bed could face into room, with your mom’s on right wall placed nearer to the window. There would be room for a side table and her wheelchair to be nearby. Your dad’s bed would be placed closer to entrance with a side table on window side. You may want to try and test to scale on graph paper. Do they need the XL length.

Until they need more access, if space allows.

Fact is......most assisted living in tiered facilities, over time and due to longer lives, became filled with residents far more suited to a dedicated Memory Care facility. Many times , these are separated from assisted living/independent on the same campus,, or just totally a new build dedicated to this all too common condition. Particularly true in Florida is just this category, free standing business.

As I said earlier? Good luck to you, the parents, and feel fortunate they have the resources for good care and comfort. You are in a SMALL group of "very fortunate". .

We'd be curious as to WHY when they have "had separate bedrooms for over a decade".......you even posted the original question: )

I’ve mostly just been lurking here Shady and first wanna say that I’m learning and or trying to learn for when the day comes that I need to give such care as you are to my parents. I think I’ve read most of the post and had a thought for you. I did read that they have been in separate bedrooms for a long time and actually that really works for a lot of couples regardless of the reason. But perhaps you could put one in the bedroom there on the right like you were proposing and one in the living room? I know that leaves an entire bedroom on the left, but perhaps that could be their TV room and or just relaxation, or room for extra things that they’re going to bring with them that won’t fit in their bedrooms. Having a twin bed in the living room, might not be too bad and they would be closer together, but not in the same room. I’m not sure how much dining area they need outside of that Kitchen, but perhaps that could work? As long as there’s a pass-through, substantial, for their wheelchairs or whatever they need through there. That would most likely get perhaps your dad, if he’s in the living room closer to the bathroom in your mom’s room.
