Kitchen Remodel/wall removal

We would like to remove the wall pictured and end up with a more open concept like in the last pic. Not sure what is possible and anticipated cost of a project this large.

    This is a question best answered by someone in the home looking at the structure. Anything is possible - but at what price. As for removing the wall in question, you have two methods for the finished product - one would be a completely flat and smooth ceiling - if this is a load wall, you are talking about many thousands of dollars. If it is not load bearing - easy. Option two would be to leave a header across the ceiling where the wall is now (similar to the headers running in the other direction). This could be as little as 3 to 4k, again depending on what kind of load is on it. So somewhere from a few hundred of no load is present, up to many thousands if it is load bearing and you want all hints of it gone. Also keep in mind when you open a wall, you are now into flooring...so add money for that. Talk with some local contractors or structural engineers and see what they tell you after looking at the home. Best of luck with your project!

    Good answer. The structure needs access meant and strategies in a design sense to transition. The hallway arch and headers and flooring.

    from the pics it doesn't look load bearing but you would have to get a engineer to evaluate that. it could be from just a couple hundred to thousands .

    My guess is that you would need a column in the front corner such as the one in the inspiration photo. You may also have some drop headers like in the inspiration photo, but no one could tell without onsite research.

    Ask several local architects for their opinions of the cost of construction and also ask them to give you a proposal for doing the project for you.
