hansen innenarchitekturAn den beiden Außenwänden sind großzügige Waschplätze entstanden. Mit ihrer weichen Form durchbrechen die Waschschalen die gradlinige Gestaltung und werden so zum Highlight und Blickfang. Stauraum entstand in den Schubladenschränken unter der Waschtisch-Ablage, auf Spiegelschränke verzichteten die Kunden – wieder ganz im Sinne der maximalen Reduktion. Die wandbreiten Spiegel vergrößern die Räume optisch und werfen das Licht der Dachflächenfenster zurück in den Raum. Die Hinterleuchtung verstärkt ihren schwebenden Charakter.

ZeroEnergy DesignThis renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income.
DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request.
MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic.
RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income.
ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them.
URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances.
OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values.

neil designA large, wall hung timber vanity with white basin draws the eye in this otherwise simple bathroom. Providing closed and open storage, there is a matching cabinet above the vanity. The timber contrasts with the large format grey wall and floor tiles, and the tapware's brass tones marry beautifully with the timber. Natural breezes and ventilation via the louvre windows.
360º Design, Valhalla, NYAn extreme renovation makeover for my clients teenagers bathroom. We expanded the footprint and upgraded all facets of the existing space. We selected a more mature, sophisticated, spa like vibe that fit her likes and needs, while maintaining a modern, subdued palette that was calming + inviting and showcased the sculptural elements in the room. Lang's Kitchen & BathThis serene master bathroom design forms part of a master suite that is sure to make every day brighter. The large master bathroom includes a separate toilet compartment with a Toto toilet for added privacy, and is connected to the bedroom and the walk-in closet, all via pocket doors. The main part of the bathroom includes a luxurious freestanding Victoria + Albert bathtub situated near a large window with a Riobel chrome floor mounted tub spout. It also has a one-of-a-kind open shower with a cultured marble gray shower base, 12 x 24 polished Venatino wall tile with 1" chrome Schluter Systems strips used as a unique decorative accent. The shower includes a storage niche and shower bench, along with rainfall and handheld showerheads, and a sandblasted glass panel. Next to the shower is an Amba towel warmer. The bathroom cabinetry by Koch and Company incorporates two vanity cabinets and a floor to ceiling linen cabinet, all in a Fairway door style in charcoal blue, accented by Alno hardware crystal knobs and a super white granite eased edge countertop. The vanity area also includes undermount sinks with chrome faucets, Granby sconces, and Luna programmable lit mirrors. This bathroom design is sure to inspire you when getting ready for the day or provide the ultimate space to relax at the end of the day!
Buttrick Projects Architecture + DesignThe watery effect of corrugated glass and its ability to shimmer raise possibilities, as evidenced in this bathroom design. Here a limited amount of daylight is enhanced by corrugated glass panels, which stand in contrast to the deeply quarried, evenly colored Bluestone on the walls and floor. Opting for a crisp white interior, we provided the perfect canvas to showcase the couple's legacy art pieces throughout the home. Carefully curating furnishings that complemented rather than competed with their remarkable collection. It's minimalistic and inviting. We created a space where every element resonated with their story, infusing warmth and character into their newly revitalized soulful home.

Thyme & Place Design LLCThe clients, a young professional couple had lived with this bathroom in their townhome for 6 years. They finally could not take it any longer. The designer was tasked with turning this ugly duckling into a beautiful swan without relocating walls, doors, fittings, or fixtures in this principal bathroom. The client wish list included, better storage, improved lighting, replacing the tub with a shower, and creating a sparkling personality for this uninspired space using any color way except white.
The designer began the transformation with the wall tile. Large format rectangular tiles were installed floor to ceiling on the vanity wall and continued behind the toilet and into the shower. The soft variation in tile pattern is very soothing and added to the Zen feeling of the room. One partner is an avid gardener and wanted to bring natural colors into the space. The same tile is used on the floor in a matte finish for slip resistance and in a 2” mosaic of the same tile is used on the shower floor. A lighted tile recess was created across the entire back wall of the shower beautifully illuminating the wall. Recycled glass tiles used in the niche represent the color and shape of leaves. A single glass panel was used in place of a traditional shower door.
Continuing the serene colorway of the bath, natural rift cut white oak was chosen for the vanity and the floating shelves above the toilet. A white quartz for the countertop, has a small reflective pattern like the polished chrome of the fittings and hardware. Natural curved shapes are repeated in the arch of the faucet, the hardware, the front of the toilet and shower column. The rectangular shape of the tile is repeated in the drawer fronts of the cabinets, the sink, the medicine cabinet, and the floating shelves.
The shower column was selected to maintain the simple lines of the fittings while providing a temperature, pressure balance shower experience with a multi-function main shower head and handheld head. The dual flush toilet and low flow shower are a water saving consideration. The floating shelves provide decorative and functional storage. The asymmetric design of the medicine cabinet allows for a full view in the mirror with the added function of a tri view mirror when open. Built in LED lighting is controllable from 2500K to 4000K. The interior of the medicine cabinet is also mirrored and electrified to keep the countertop clear of necessities. Additional lighting is provided with recessed LED fixtures for the vanity area as well as in the shower. A motion sensor light installed under the vanity illuminates the room with a soft glow at night.
The transformation is now complete. No longer an ugly duckling and source of unhappiness, the new bathroom provides a much-needed respite from the couples’ busy lives. It has created a retreat to recharge and replenish, two very important components of wellness.
