Annette Jaffe InteriorsThis 4,500 sq ft basement in Long Island is high on luxe, style, and fun. It has a full gym, golf simulator, arcade room, home theater, bar, full bath, storage, and an entry mud area. The palette is tight with a wood tile pattern to define areas and keep the space integrated. We used an open floor plan but still kept each space defined. The golf simulator ceiling is deep blue to simulate the night sky. It works with the room/doors that are integrated into the paneling — on shiplap and blue. We also added lights on the shuffleboard and integrated inset gym mirrors into the shiplap. We integrated ductwork and HVAC into the columns and ceiling, a brass foot rail at the bar, and pop-up chargers and a USB in the theater and the bar. The center arm of the theater seats can be raised for cuddling. LED lights have been added to the stone at the threshold of the arcade, and the games in the arcade are turned on with a light switch.

Susan Yeley HomesThis gem of a house was built in the 1950s, when its neighborhood undoubtedly felt remote. The university footprint has expanded in the 70 years since, however, and today this home sits on prime real estate—easy biking and reasonable walking distance to campus.
When it went up for sale in 2017, it was largely unaltered. Our clients purchased it to renovate and resell, and while we all knew we'd need to add square footage to make it profitable, we also wanted to respect the neighborhood and the house’s own history. Swedes have a word that means “just the right amount”: lagom. It is a guiding philosophy for us at SYH, and especially applied in this renovation. Part of the soul of this house was about living in just the right amount of space. Super sizing wasn’t a thing in 1950s America. So, the solution emerged: keep the original rectangle, but add an L off the back.
With no owner to design with and for, SYH created a layout to appeal to the masses. All public spaces are the back of the home--the new addition that extends into the property’s expansive backyard. A den and four smallish bedrooms are atypically located in the front of the house, in the original 1500 square feet. Lagom is behind that choice: conserve space in the rooms where you spend most of your time with your eyes shut. Put money and square footage toward the spaces in which you mostly have your eyes open.
In the studio, we started calling this project the Mullet Ranch—business up front, party in the back. The front has a sleek but quiet effect, mimicking its original low-profile architecture street-side. It’s very Hoosier of us to keep appearances modest, we think. But get around to the back, and surprise! lofted ceilings and walls of windows. Gorgeous.

Design Connection, Inc.The owners of this beautiful Johnson County home wanted to refresh their lower level powder room as well as create a new space for storing outdoor clothes and shoes.
Arlene Ladegaard and the Design Connection, Inc. team assisted with the transformation in this space with two distinct purposes as part of a much larger project on the first floor remodel in their home.
The knockout floral wallpaper in the powder room is the big wow! The homeowners also requested a large floor to ceiling cabinet for the storage area. To enhance the allure of this small space, the design team installed a Java-finish custom vanity with quartz countertops and high-end plumbing fixtures and sconces. Design Connection, Inc. provided; custom-cabinets, wallpaper, plumbing fixtures, a handmade custom mirror from a local company, lighting fixtures, installation of all materials and project management.

Trove wallpaper provides a pop of color while Crossville tile compliments with a soothing spa feel. The back hall showcases Jennifer Brandon artwork featured at Simon Breitbard and a custom table by Heirloom Designs.
Erica Peale DesignThis punchy powder room is the perfect spot to take a risk with bold colors and patterns. In this beautiful renovated Victorian home, we started with an antique piece of furniture, painted a lovely kelly green to serve as the vanity. We paired this with brass accents, a wild wallpaper, and painted all of the trim a coordinating navy blue for a powder room that really pops!
Susan Yeley HomesThough undecided about selling or staying in this house, these homeowners had no doubts about one thing: the outdated forest green powder room had to go, whether for them to enjoy, or for some future owner. Just swapping out the green toilet was a good start, but they were prepared to go all the way with wainscoting, wallpaper, fixtures and vanity top. The only things that remain from before are the wood floor and the vanity base - but the latter got a fresh coat of paint and fun new knobs. Now the little space is fresh and bright - a great little welcome for guests.
