Our clients wanted the ultimate modern farmhouse custom dream home. They found property in the Santa Rosa Valley with an existing house on 3 ½ acres. They could envision a new home with a pool, a barn, and a place to raise horses. JRP and the clients went all in, sparing no expense. Thus, the old house was demolished and the couple’s dream home began to come to fruition. The result is a simple, contemporary layout with ample light thanks to the open floor plan. When it comes to a modern farmhouse aesthetic, it’s all about neutral hues, wood accents, and furniture with clean lines. Every room is thoughtfully crafted with its own personality. Yet still reflects a bit of that farmhouse charm. Their considerable-sized kitchen is a union of rustic warmth and industrial simplicity. The all-white shaker cabinetry and subway backsplash light up the room. All white everything complimented by warm wood flooring and matte black fixtures. The stunning custom Raw Urth reclaimed steel hood is also a star focal point in this gorgeous space. Not to mention the wet bar area with its unique open shelves above not one, but two integrated wine chillers. It’s also thoughtfully positioned next to the large pantry with a farmhouse style staple: a sliding barn door. The master bathroom is relaxation at its finest. Monochromatic colors and a pop of pattern on the floor lend a fashionable look to this private retreat. Matte black finishes stand out against a stark white backsplash, complement charcoal veins in the marble looking countertop, and is cohesive with the entire look. Originally built in 1990 the Heady Lakehouse began as a 2,800SF family retreat and now encompasses over 5,635SF. It is located on a steep yet welcoming lot overlooking a cove on Lake Hartwell that pulls you in through retaining walls wrapped with White Brick into a courtyard laid with concrete pavers in an Ashlar Pattern. This whole home renovation allowed us the opportunity to completely enhance the exterior of the home with all new LP Smartside painted with Amherst Gray with trim to match the Quaker new bone white windows for a subtle contrast. You enter the home under a vaulted tongue and groove white washed ceiling facing an entry door surrounded by White brick. Once inside you’re encompassed by an abundance of natural light flooding in from across the living area from the 9’ triple door with transom windows above. As you make your way into the living area the ceiling opens up to a coffered ceiling which plays off of the 42” fireplace that is situated perpendicular to the dining area. The open layout provides a view into the kitchen as well as the sunroom with floor to ceiling windows boasting panoramic views of the lake. Looking back you see the elegant touches to the kitchen with Quartzite tops, all brass hardware to match the lighting throughout, and a large 4’x8’ Santorini Blue painted island with turned legs to provide a note of color. The owner’s suite is situated separate to one side of the home allowing a quiet retreat for the homeowners. Details such as the nickel gap accented bed wall, brass wall mounted bed-side lamps, and a large triple window complete the bedroom. Access to the study through the master bedroom further enhances the idea of a private space for the owners to work. It’s bathroom features clean white vanities with Quartz counter tops, brass hardware and fixtures, an obscure glass enclosed shower with natural light, and a separate toilet room. The left side of the home received the largest addition which included a new over-sized 3 bay garage with a dog washing shower, a new side entry with stair to the upper and a new laundry room. Over these areas, the stair will lead you to two new guest suites featuring a Jack & Jill Bathroom and their own Lounging and Play Area. The focal point for entertainment is the lower level which features a bar and seating area. Opposite the bar you walk out on the concrete pavers to a covered outdoor kitchen feature a 48” grill, Large Big Green Egg smoker, 30” Diameter Evo Flat-top Grill, and a sink all surrounded by granite countertops that sit atop a white brick base with stainless steel access doors. The kitchen overlooks a 60” gas fire pit that sits adjacent to a custom gunite eight sided hot tub with travertine coping that looks out to the lake. This elegant and timeless approach to this 5,000SF three level addition and renovation allowed the owner to add multiple sleeping and entertainment areas while rejuvenating a beautiful lake front lot with subtle contrasting colors.

Challenge This 2001 riverfront home was purchased by the owners in 2015 and immediately renovated. Progressive Design Build was hired at that time to remodel the interior, with tentative plans to remodel their outdoor living space as a second phase design/build remodel. True to their word, after completing the interior remodel, this young family turned to Progressive Design Build in 2017 to address known zoning regulations and restrictions in their backyard and build an outdoor living space that was fit for entertaining and everyday use. The homeowners wanted a pool and spa, outdoor living room, kitchen, fireplace and covered patio. They also wanted to stay true to their home’s Old Florida style architecture while also adding a Jamaican influence to the ceiling detail, which held sentimental value to the homeowners who honeymooned in Jamaica. Solution To tackle the known zoning regulations and restrictions in the backyard, the homeowners researched and applied for a variance. With the variance in hand, Progressive Design Build sat down with the homeowners to review several design options. These options included: Option 1) Modifications to the original pool design, changing it to be longer and narrower and comply with an existing drainage easement Option 2) Two different layouts of the outdoor living area Option 3) Two different height elevations and options for the fire pit area Option 4) A proposed breezeway connecting the new area with the existing home After reviewing the options, the homeowners chose the design that placed the pool on the backside of the house and the outdoor living area on the west side of the home (Option 1). It was important to build a patio structure that could sustain a hurricane (a Southwest Florida necessity), and provide substantial sun protection. The new covered area was supported by structural columns and designed as an open-air porch (with no screens) to allow for an unimpeded view of the Caloosahatchee River. The open porch design also made the area feel larger, and the roof extension was built with substantial strength to survive severe weather conditions. The pool and spa were connected to the adjoining patio area, designed to flow seamlessly into the next. The pool deck was designed intentionally in a 3-color blend of concrete brick with freeform edge detail to mimic the natural river setting. Bringing the outdoors inside, the pool and fire pit were slightly elevated to create a small separation of space. Result All of the desirable amenities of a screened porch were built into an open porch, including electrical outlets, a ceiling fan/light kit, TV, audio speakers, and a fireplace. The outdoor living area was finished off with additional storage for cushions, ample lighting, an outdoor dining area, a smoker, a grill, a double-side burner, an under cabinet refrigerator, a major ventilation system, and water supply plumbing that delivers hot and cold water to the sinks. Because the porch is under a roof, we had the option to use classy woods that would give the structure a natural look and feel. We chose a dark cypress ceiling with a gloss finish, replicating the same detail that the homeowners experienced in Jamaica. This created a deep visceral and emotional reaction from the homeowners to their new backyard. The family now spends more time outdoors enjoying the sights, sounds and smells of nature. Their professional lives allow them to take a trip to paradise right in their backyard—stealing moments that reflect on the past, but are also enjoyed in the present.
