Floor plan help!!!!!

I have just bought a 3 bed ground floor flat. Our thinking is that we will knock all of the walls down in the yellow circle to make the back a big open plan kitchen / living area, to maximise the light and access to the garden.
Then put a small dividing wall in the dining room and make that a smaller third bedroom.

Long run we’ll be getting a side extension from the start of the dining room right to the back, so eventually that 3rd bedroom will get much bigger (and same for living area).

Is this a good decision?

(The purple wall in the bathroom has already been knocked down)

Congratulations on the new place!

Have you had someone look to say that this is all possible?

That you are able to knock down the wall at the back of the house like that?

...and that a side extension to the boundary would be possible?

As long as you are aware that is the case, then yes, opening up the back of the house would make a great space for living and dining.

However, I am reluctant to say too much as I wouldn't want you to get your hopes up without being sure this is something that is possible and won't cost too much in the way of steel to make it possible.

If you are unsure it may be worth starting by getting a builder or structural engineer to come out and test the plan to see if it is feasible within your budget.

We would agree with Gina.

Have a plan in mind, work out the use of the room on plan, think about natural light and then always check with a structural engineer before embarking on any build/demolition work.

Walls are useful not just for holding up roofs, but our modern living demands more open internal spaces, so your thinking is in line with this

Die Bücher kann ich auch nur empfehlen: - Klasse Inspirationsquelle! Allerdings sehe ich es etwas anders als meine Vorrednerin. - Aus eigener Erfahrung kann ich nur empfehlen MIT dem Gartenplaner ZUSAMMEN die Pläne zu erarbeiten, konkrete Wünsche und Budget zu formulieren, seinen Stil zu finden und ggf. an Bildern zu verdeutlichen, damit man GEMEINSAM eine "Sprache" findet. Wenn wir das Gefühl gehabt hätten, dass uns jemand nur seine Ideen verkaufen möchte, wäre es ohnehin nicht der "Richtige" für uns gewesen. Und ich denke, dann läuft man auch nicht Gefahr, in 10 Jahren wieder alles rausreißen zu müssen. Dieses Phänomen beobachte ich eigentlich öfter bei, von Bauherren selbst angelegten Gärten. Hier wird oftmals - damit es nicht so kahl aussieht - mit vielen kleinen Pflanzen relativ üppig bepflanzt und nach 8-10 Jahren festgestellt, dass es irgendwie zuviel ist und nicht richtig zusammen paßt. Ein Profi weiß viel eher, wie groß und breit so manches, zunächst vielleicht noch unscheinbare Gewächs im Laufe der Jahre werden kann, bei welchen Stauden od. Bäumen es Sinn machen kann, Geld in die Hand zu nehmen und größere Exemplare zu kaufen und wie man reizvolle Räume gestalten und Akzente setzen kann. Falls jetzt der "Aufschrei" wg. Budget kommt, möchte ich auf das Angebot mancher (vielleicht auch aller?!) Gartengestalter hinweisen, dass man sich auch ein Konzept ausarbeiten lassen kann, dass man dann in Eigenregie umsetzt. Tipp von meiner Seite: Frühzeitig an LICHT und WASSER (vorallem auch zum Bewässern!) im Garten denken. Ich sag nur: LEEROHRE! Hi Ella, wow, that looks like a real challenge... The really low "Kniestock" together with your size doesn´t work well. I think you need to move the kitchen pretty far into the room to be able to properly move around and operate the kitchen. For instance if you imagine standing in front of the sink - if i read the floorplan correctly, if you move just a little bit to the right, you´ll bump your head into the angled wall. In addition, the whole area below the angled wall is actually not usable for a worktop area, because it´s just too low. Even if you place storage room there, it´s not really comfortable to reach. Can you add some more picture of the rest of the room? I think you need a complete layout including dining area and living room area and not only focus on the kitchen. Cheers, TH

Geht es Ihnen denn darum, den Vorraum als Wohnraum nicht zu verlieren, oder irritiert Sie einfach nur die Idee, ein Gebäude zu betreten, ohne direkt in das Haus zu kommen? Eine Scheune zu betreten bedeutet immer, ein fast magisches, diffuses Lichtspiel, die wundervolle Stille und Weite und das Geheime zu spüren. Die alte Scheune auch zu Wohnzwecken mit diesen Gefühlen zu betreten finde ich äußerst charmant. Insbesondere, da hier der Gedanke eines Gebäudes im Gebäude vorausgeht. Der entstehende Vorplatz ist zudem trocken und bietet Raum für die Fahrradreparatur, die Gummistiefel und das Brennholz vor der Tür und für Hüpfspiele - auch bei Regenwetter. Innen reihen sich die Räume entlang des Flures auf, und öffnen sich dann zu den Haupt-Wohnräumen. Bei Ihren handschriftlichen Änderungen gebe ich zu bedenken, daß Sie die zuvor geschickt und unentdeckt positionierte Garderobe einfach auflösen. Außerdem wird dadurch der Flur in siner Wirkung länger gezogen, da die große breite Querwand zum Schlafraum nicht mehr als solche wahrnehmbar ist.

As Cranberryhome and Create Perfect have already said. A structural engineer is a must before you start to knock anything down. Will you also need permission from the other occupants of the building as well?
