Inspired by the multi-functional performance of a shell structure in nature, the design of this two-bedroom, two-bath ADU explored a performance-based roof geometry that becomes the building façade and privacy screen. Coupled with deep roof overhangs, this second skin allows dappled light to penetrate the interior during the day while reflecting the detrimental UV radiation on the southern exposure. The perforations in the second skin are based on the effects of the sun path on the southern exposure and the location of the windows behind the screen. At night, the interior light glows through the perforations, contributing to the name of the project, “LuminOCity”. Orange Coast College and UC Irvine formed a partnership called "Team MADE" to enter the 2023 Orange County Sustainability Decathlon. "MADE" is an acronym for Modular, Affordable Dwellings for the Environment. LuminOCity won second place in the competition and 9 awards in various categories. Following the competition, the home was donated to Homeless Intervention Services, Orange County, where it serves as an ADU on an existing property to provide transitional housing for youth experiencing housing insecurities. This 750sf prefabricated, modular home is built on four, eight foot wide modules that nest together. The building system is predicated on a software-to-manufacturing pipeline called the FrameCAD Machine. This roll-former for light-gauge steel allowed Team MADE to prototype as well as site-manufacture every stud and track in the steel-framed home they would design. Over 100 student volunteers aided in the construction of the steel framing, MEP installation, building envelope, and site work. The use of prefabricated Light Gauge Steel allowed for higher construction tolerances with simplified assembly diagrams that could be followed by student volunteers. Joseph Sarafian, AIA was the lead architect as well as one of four faculty advisors on the project, leading the design of the project from conception to completion.

We installed new cabinets, Italian tile with a hand-painted marble feature backsplash, installed a new sink and faucet, enlarged and replaced the window and trim, installed butcher block countertops, and installation of new appliances.

This minimalist kitchen design was created for an entrepreneur chef who wanted a clean entertaining and research work area. To minimize clutter; a hidden dishwasher was installed and cutting board cover fabricated for the sink. Color matched flush appliances and a concealed vent hood help create a clean work area. Custom solid Maple shelves were made on site and provide quick access to frequently used items as well as integrate AC ducts in a minimalist fashion. The customized tile backsplash integrates trim-less switches and outlets in the center of the flowers to reduce their visual impact on the composition. A locally fabricated cove tile was notched into the paper countertop to ease the transition visually and aid in cleaning. This image contains one of 4 kitchen work areas in the home.

Design work started with a modest design focused on improving the kitchen, living, dining and outdoor living areas. However, a feasibility study determined that a better option was to fully remodel the existing dwelling, resulting in reclaiming some of the front veranda to increase the size of the living and dining areas. The remaining section created an alcove to the main bedroom, increasing privacy and creating a dedicated outdoor area. A large awning, cantilevered so as not to impose on the existing septic, created a separate outdoor living area. A teak facade, that will weather to grey in the salty sea air over time, was added to extend high above the box gutter, conceal the solar panels and cap the ends of the separation walls. The roof was repitched and the internal ceilings raked upwards from the teak facade, thereby increasing the internal volume and allowing for the addition of high-light windows in rooms on the ridge side of the dwelling to capture the vista, increase natural light, ventilation and sense of space. A skillion roof outside the back kitchen area was strategically positioned out of sight from the inside of the home and created a second outdoor area in the rear courtyard, serving as the main entry point. A gate house was incorporated in the rear fence to enhance the entry. The rear courtyard reclaimed an existing parking bay to create space for the cellar/music room.

This 1910 West Highlands home was so compartmentalized that you couldn't help to notice you were constantly entering a new room every 8-10 feet. There was also a 500 SF addition put on the back of the home to accommodate a living room, 3/4 bath, laundry room and back foyer - 350 SF of that was for the living room. Needless to say, the house needed to be gutted and replanned. Kitchen+Dining+Laundry-Like most of these early 1900's homes, the kitchen was not the heartbeat of the home like they are today. This kitchen was tucked away in the back and smaller than any other social rooms in the house. We knocked out the walls of the dining room to expand and created an open floor plan suitable for any type of gathering. As a nod to the history of the home, we used butcherblock for all the countertops and shelving which was accented by tones of brass, dusty blues and light-warm greys. This room had no storage before so creating ample storage and a variety of storage types was a critical ask for the client. One of my favorite details is the blue crown that draws from one end of the space to the other, accenting a ceiling that was otherwise forgotten. Primary Bath-This did not exist prior to the remodel and the client wanted a more neutral space with strong visual details. We split the walls in half with a datum line that transitions from penny gap molding to the tile in the shower. To provide some more visual drama, we did a chevron tile arrangement on the floor, gridded the shower enclosure for some deep contrast an array of brass and quartz to elevate the finishes. Powder Bath-This is always a fun place to let your vision get out of the box a bit. All the elements were familiar to the space but modernized and more playful. The floor has a wood look tile in a herringbone arrangement, a navy vanity, gold fixtures that are all servants to the star of the room - the blue and white deco wall tile behind the vanity. Full Bath-This was a quirky little bathroom that you'd always keep the door closed when guests are over. Now we have brought the blue tones into the space and accented it with bronze fixtures and a playful southwestern floor tile. Living Room & Office-This room was too big for its own good and now serves multiple purposes. We condensed the space to provide a living area for the whole family plus other guests and left enough room to explain the space with floor cushions. The office was a bonus to the project as it provided privacy to a room that otherwise had none before.

The combination brings a harmonious blend of sophistication and rustic allure to the kitchen space. To complement the furniture and enhance its elegance, we selected solid oak worktops, with the oak’s warm tones and natural grains offering a classic aesthetic while providing durability and functionality for everyday use. We installed top-of-the-line Neff appliances to ensure that cooking and meal preparations are an absolute joy. The seamless integration of modern technology enhances the efficiency of the kitchen, making it a pleasure to work in. Our client's happiness is the ultimate measure of our success. We are thrilled to share that our efforts have left our client beaming with satisfaction. After completing the kitchen project, we were honoured to be trusted with another project, installing a utility/boot room for the client. In the client's own words: "After 18 months, I now have the most fabulous kitchen/dining/family space and a utility/boot room. It was a long journey as I was having an extension built and some internal walls removed, and I chose to have the fitting done in two stages, wanting the same fitters for both jobs. But it's been worth the wait. Catherine's design skills helped me visualise from the architect's plans what each space would look like, making the best use of storage space and worktops. The kitchen fitters had an incredible eye for detail, and everything was finished to a very high standard. Was it an easy journey? To be honest, no, as we were working through Brexit and Covid, but The Kitchen Store worked well with my builders and always communicated with me in a timely fashion regarding any delays. The Kitchen Store also came on site to check progress and the quality of finish. I love my new space and am excited to be hosting a big family Christmas this year." It was a real pleasure to install this solid ash kitchen in this incredible living space. Not only do the wooden beams create a natural symmetry to the room but they also provide a rustic country feel. We used solid ash kitchen doors from our Mornington range painted in Dove grey. Firstly, we felt this was the perfect colour to let the natural wooden features shine through. Secondly, it created a more open feel to the whole living space. Oak worktops and bespoke shelving above the range cooker blend seamlessly with the exposed wooden beams. They bring the whole living space together in a seamless way and create a truly unique kitchen.
