#1 Lesson is be flexible, come armed with clear goals/ a plan /a budget /and cash. When things need to change (and they will) roll with it. It is not the Sistine chapel. #2 Lesson is you will find mold. If you are tearing out an old bathroom, be prepared for mold remediation. Absolutely everything has to be spore free before you button those walls back up. You may need to replace studs, clean & seal concrete etc...Budget appropriately, then add 25-50% more $ and time for surprises you WILL find behind the walls. #3 Lesson is to document document document. How many bathrooms will you renovate in your lifetime? Enjoy the process and take lots of pictures, keep a journal of everything. It is rare, but if things go pear shaped you already have a record.

I generally draw my own plans because I have some ability in that direction. If my room size is standard and I don't need custom work, I purchase the cabinetry and fixtures (except the tub if I am using one), and have them on site before work is begun. I select my granite or Quartz and my tile in advance so I don't keep the subcontractors waiting for decisions. I am always on site to answer questions or make decisions if needed, and I stop work if something appears different from my plans. In bathroom jobs, I try to keep costs down by keeping fixtures in their original locations when possible. I discuss in advance the payment schedule and stick to it. I hire contractors by quality of work rather than take the lowest bid, and I am willing to wait for the contractor I want. I don't expect a remodel to be done in a week.
